Buying a Flat in Warsaw Without a Car: Which New Developments Are by the Metro and What to Add to Your Budget

EN Editor: Vladyslav Moroz Updated: 12 min read

You do not have a car and do not plan to buy one, and you commute to the centre for work or university. In that case “how much is a m² near the metro” is only half the decision. The other half is the walk to the station, the extras you will pay for anyway (a storage unit, sometimes a parking space), and whether the station you want to use is already open. In our catalogue, 7 developments lie within about 1 km as the crow flies of an operating metro station, all on line M2. The median price per m² in them runs from PLN 12,100 (Rzepichy, only 4 large flats) and PLN 14,600 (Kowalskiego 37) to PLN 30,448 (Srebrna 5 by Rondo Daszyńskiego). Data as of 4 October 2026.

All figures come from the price lists that developers publish on the dane.gov.pl portal (art. 19b of the Developer Act, consolidated text Dz.U. 2026 poz. 880). That is 22 developments from our catalogue and 960 flats on offer, not the whole of Warsaw. We measure distance as a straight line from the development’s point on the map to the station. Our own analysis based on dane.gov.pl data.

Station by station: where to look if you travel by metro

Rather than one list of “close to the metro”, it is easier to think in terms of the station you will actually use. Data as of 4 October 2026:

Szwedzka (M2)Konopackac. 629 m1818,650
Bródno (M2)Rezydencja Liwskac. 899 m8816,138

Our own analysis based on dane.gov.pl data (as of 4 October 2026). Gross prices from developers’ files, excluding parking space and storage unit. The Rezydencja Liwska file is dated 2 October 2026.

What this means if you have no car:

  • The cheapest flats for your budget. The lowest flat price near the metro is PLN 497,943 at Konopacka (from 26.0 m²) and PLN 575,000 at Rezydencja Liwska (from 33.8 m²).
  • A low price per m² does not always mean a cheap flat. Rzepichy is four large flats from 85.5 m², and the cheapest costs PLN 1,137,017.
  • The stations are already open. Szwedzka and Trocka have operated since 15 September 2019, Bemowo since 30 June 2022 and Bródno since 28 September 2022. You are paying for a commute that exists, not for a promise.
  • Closest to M1 in the catalogue is Jaśminowy Mokotów: about 1,179 m from Wilanowska station.

The rest of the catalogue lies further out. 9 of the 22 developments are more than 3 km in a straight line from an operating station. For Włochy, a faster way into the centre may be the train rather than the metro, as we explain in the piece on commuting by rail from Ursus and Włochy.

What to add when you are not buying a car

The prices in the tables exclude a parking space and a storage unit (komórka lokatorska). Without a car you can skip the parking space, but check the price list for what is compulsory. In the Konopacka development, for 9 of 18 flats the file shows a mandatory storage unit at PLN 23,600–68,000 (median PLN 42,800). Add that sum to the flat’s price. We cover parking space and storage unit prices from the price lists in the piece on what a parking space and storage unit cost in Warsaw.

Does being closer to the metro mean paying more

Older studies say yes, but they cover M1 only and predate the opening of the M2 stations in Targówek, Bródno and Bemowo. In December 2014 Home Broker reported that flats within a 5-minute walk of a station cost 7.2% more in Bielany, 12.3% in Mokotów, 13.9% in Ursynów and 21.4% in Żoliborz. In a 2016 paper (P. Torzewski, the primary market in Ursynów) each additional kilometre from an M1 station meant a price lower by about PLN 172/m², or 2.35%.

In our single-day data no simple relationship shows. The median price per m² by distance band from an operating station (data as of 4 October 2026):

Scroll the table sideways to see all columns.

Distance from operating stationDevelopmentsFlats with a price per m²Median, PLN/m²
up to 500 m36017,423
501–1,000 m419819,500
1,001–1,500 m35526,802
1,501–3,000 m310718,213
over 3,000 m946015,443

The 1–1.5 km band is the most expensive because it contains developments in Wola and Mokotów. Distance from a station is mixed up with the district and the development itself, and with 22 developments these effects cannot be separated. That is why we do not quote a percentage “metro premium”. Compare specific developments by the stations you will really use.

Which line gets you to Centrum

Centrum station is on line M1. Line M2 crosses M1 at Świętokrzyska, the station next to Centrum. All seven developments in the table are by M2, so you reach Centrum with one change or on foot from Świętokrzyska. After the section with Zacisze, Kondratowicza and Bródno stations opened on 28 September 2022, Metro Warszawskie spoke of a journey to the centre in “under 20 minutes”. Time on the train is only part of the trip, so add the walk to the station and from the station to the office. You can check an approximate journey time with the Dojazd tool, and see where each development sits relative to the lines on the map of new developments. This is a simplified model, not a timetable.

Stations under construction and planned

Bemowo (M2). The section with Karolin, Chrzanów and Lazurowa stations is under construction. Metro Warszawskie has been running test trains there since 14 September 2026 but has not given an opening date (as of October 2026). Premiera Bemowo is about 380 m from the operating Bemowo station and about 1,059 m from Lazurowa, which is under construction.

M3. The line is at the design stage and has no official opening date (as of October 2026). Park Skandynawia is about 377 m from the planned Jana Nowaka-Jeziorańskiego station, and Metro Art about 709 m from the planned Mińska station (approximate point). From the operating M2 stations they are today about 4.9 km and about 1.9 km away respectively. We do not forecast the effect of future stations on prices. More on M3 dates in Gocław is in Gocław and metro line M3, and on Trocka and Kondratowicza stations in the piece on Targówek by the M2 line.

If you are a foreigner reading Polish with difficulty: what to know

Waiting for the keys. If you rent a flat while buying one under construction, you pay rent until handover. According to GUS (“Efekty działalności budowlanej w 2025 r.”) multi-family buildings in Poland took on average 24.8 months to build in 2025. That is the average build time itself, not the time from signing your contract. Check the handover date in your contract.

MSWiA permit. A foreigner can buy a self-contained residential unit without a permit, regardless of nationality (art. 8 ust. 1 pkt 1 of the Act on the acquisition of real estate by foreigners, consolidated text Dz.U. 2017 poz. 2278). The exception is the border zone, and Warsaw is not in it (MSWiA regulation, Dz.U. 2005 nr 188 poz. 1580). A non-residential unit used as a garage, or a share in it, usually meaning a space in a garage hall, can also be bought without a permit if the purchase relates to your housing needs (art. 8 ust. 1 pkt 1a). According to MSWiA’s explanations, a share in a separate property sold together with the flat (for example an access road) may require a permit, so ask for this to be checked in the draft contract.

Documents in Polish. The Developer Act does not regulate the language of the prospectus and the contract. A developer agreement (umowa deweloperska) is made as a notarial deed (art. 40 ust. 1 of the Developer Act). The notary works in Polish, and where a party does not know Polish and has no interpreter, the notary may translate or use a sworn translator (tłumacz przysięgły) (art. 2 § 3 and art. 87 § 1 pkt 1 of the Notary Act, consolidated text Dz.U. 2026 poz. 614). Before signing, the deed is read out, and the notary should make sure you understand its content (art. 94 § 1).

Where your money comes from. Notaries and agents, as obliged institutions under the Anti-Money Laundering Act (consolidated text Dz.U. 2025 poz. 644), establish the client’s identity and, where the circumstances justify it, check the source of funds (art. 34 ust. 1). It is worth preparing your documents in advance.

Residence. Buying a flat does not give a right of residence. The Act on Foreigners (consolidated text Dz.U. 2025 poz. 1079 as amended) contains no such basis for residence. An owned flat can only serve as a legal title to occupy accommodation, which you must show when applying for an EU long-term resident permit (art. 219a ust. 1, added by the act published as Dz.U. 2025 poz. 1794, applied from 27.04.2026). On its own it does not grant a permit.

If you are moving with children, before reserving check how to find the catchment school for a development’s address: a station near your home does not mean the right school is near.

How to read this data and what it does not show

  • This is our catalogue, not the whole of Warsaw. The summary covers 22 of the catalogue’s 38 developments, those with priced flats in the files. That is 960 flats on offer, of which 880 have a price per m² of usable area. The median for the 880 flats is PLN 16,696/m² (data as of 4 October 2026).
  • The development’s point is approximate. We have the exact location for only four developments: Jaśminowy Mokotów, Park Skandynawia, NU! and Stilla. Kowalskiego 37 and Rzepichy share the same point in the data.
  • A straight line is not a walking route. 600 m in a straight line can mean a much longer walk when railway tracks, fences or a busy road are in the way.
  • A flat on offer is not always available. In Skanska’s files for Park Skandynawia and Jaśminowy Mokotów there is no flat status, so the number of flats there is probably overstated.
  • This is one reading, not a trend. The data comes from files dated 28 September–4 October 2026. It does not show whether prices near a given station are rising or falling.

For comparison: according to NBP, the average asking price on the primary market in Warsaw in Q2 2026 was PLN 18,488/m², and the average transaction price PLN 16,783/m². That is a different sample and methodology from our medians.

FAQ

How much does a new flat near the metro in Warsaw cost if I have no car?

In our catalogue, 7 developments lie within about 1 km as the crow flies of an operating metro station, all on line M2. The median price per m² in them runs from PLN 12,100 (Rzepichy, 4 flats) and PLN 14,600 (Kowalskiego 37) to PLN 30,448 (Srebrna 5 by Rondo Daszyńskiego station). Data as of 4 October 2026, our own analysis of developers’ price lists on dane.gov.pl.

Do I have to buy a parking space if I do not own a car?

The prices in our tables do not include a parking space or a storage unit, because developers sell them separately. Check the price list for what is compulsory: in the Konopacka development, for 9 of 18 flats the developer’s file shows a mandatory storage unit at PLN 23,600–68,000 (data as of 4 October 2026).

Are flats near the metro more expensive?

Older studies say yes, but they cover line M1 only. In December 2014 Home Broker reported that flats within a 5-minute walk of a station cost 7.2–21.4% more, depending on the district. In our data from 22 developments, distance to a station is mixed up with the district and the development itself, so we do not quote a percentage metro premium.

Does a foreigner need a permit to buy a flat near the metro?

No. A foreigner can buy a self-contained residential unit without a permit from the Minister of the Interior and Administration (art. 8 ust. 1 pkt 1 of the Act on the acquisition of real estate by foreigners, consolidated text Dz.U. 2017 poz. 2278). Warsaw is not in a border zone. Legal position as of October 2026.

How can I check how far the walk to the station really is?

Our distances are straight lines from the development’s point on the map to the station, not walking routes. For 18 of the 22 developments the map point is approximate. Measure the route from the building entrance to the station entrance and walk it before you reserve, ideally at the time you would commute.

Picked a development by the station you will use? Write to us before your first visit to the developer’s sales office: a client is registered with the developer before visiting on their own. We will go to the sales office together, and before you sign we will take you through the information prospectus and the draft contract in English and point out what to ask the developer or a lawyer. We serve clients in seven languages. A buyer on the primary market does not pay us a fee. Our remuneration on the primary market comes from agreements with developers.
