A new flat in Ursus or Włochy without a car: how long the rail commute takes door to door

EN Editor: Vladyslav Moroz Updated: 10 min read

The ride itself is short: on the timetable valid until 24 October 2026, the SKM S1 takes 15 minutes from Warszawa Ursus to Warszawa Śródmieście and 12 minutes from Warszawa Włochy. What decides your real commute is something else: how far you walk from the flat to the station, and the fact that in the morning a train leaves only every 30 minutes. If you are looking at new-build flats in Ursus or Włochy and have no car, work out the commute as shown below before you reserve a specific flat. As for an M2 metro line to Ursus, Metro Warszawskie only announced a tender for pre-design work on 28 April 2026, so in October 2026 your starting point is the railway.

All times and hours in this text come from the S1 timetable on the Warsaw Public Transport site (wtp.waw.pl). The timetable is valid from 30 August to 24 October 2026; the next one applies from 25 October to 12 December 2026. Check the hours against the current timetable before you decide.

How long the S1 takes from Ursus and Włochy to the centre

Journey times from the S1 route diagram on wtp.waw.pl (timetable valid 30 August – 24 October 2026):

Scroll the table sideways to see all columns.

StationTo Warszawa Śródmieście (towards Otwock)From Warszawa Śródmieście (towards Pruszków)
Warszawa Ursus Niedźwiadek17 min18 min
Warszawa Ursus15 min16 min
Warszawa Włochy12 min12 min

If you work closer to Warszawa Zachodnia, you get there from Ursus in 8 minutes, and the return from Zachodnia to Ursus also takes 8 minutes.

These are the train’s running times from station to station. They do not include the walk from home to the platform, the wait, or the walk from the destination station to the office. Those three parts are usually what lengthens a commute most.

How often the S1 runs in the morning, and why it matters

On the timetable for an ordinary Tuesday, 13 October 2026, S1 trains leave Warszawa Ursus for the centre at 4:30, 5:07, 5:30, 6:07, 6:37, 7:07, 7:37, 8:07, 8:37, 9:07 and 9:37. In the morning peak that is a steady rhythm: every 30 minutes, at :07 and :37 (timetable valid until 24 October 2026).

What this means for a buyer:

  • A 30-minute gap between trains weighs more than 15 minutes of travel. If you miss an S1 by a minute, you wait 30 minutes for the next one. Count that into your commute just as you count the ride. Whether a Koleje Mazowieckie (KM) train fills the gap, check separately in the KM timetable for your station.
  • You plan your day around the timetable. Start work at 8:30? Find the train that gets you there on time, then count back the walk to the station. That gives you the time you must leave home.
  • Services ending at Wawer also run through the centre. Since 12 April 2026 some S1 trains terminate at Warszawa Wawer instead of going on to Otwock. In the morning timetable from Ursus these are the :07 departures. Any of them takes you to Śródmieście.

Check the return timetable and late evening services separately. If you sometimes come home after 22:00, that is also part of the door-to-door commute.

How to work out the commute from a new flat in Ursus or Włochy

A rail commute is the sum of five parts:

  1. The walk to the station. Walk the route yourself, ideally on a weekday morning, rather than measuring a straight line on a map. For a new development, find out where the exit from the estate will be, as that decides which street you take.
  2. Buffer on the platform. If you leave for a specific train, a few minutes of buffer is enough. If you leave “whenever”, count on average half the gap between trains, and at worst the whole gap: 30 minutes in the morning if you only use the S1.
  3. The train ride. From the table above.
  4. A change, if there is one. Going on from Warszawa Śródmieście or Warszawa Zachodnia by metro, tram or bus? Add the walk to the stop and the wait.
  5. The walk to the office door. Also best tested in practice.

Example (walking times assumed for illustration only): 12 minutes on foot from the flat to Warszawa Ursus, a 2-minute buffer, 15 minutes by train to Śródmieście, 8 minutes on foot to the office. In total 37 minutes when you leave for a specific train. The same day, missing the train by a minute, is about 67 minutes if you wait for the next S1, which leaves 30 minutes later.

Hence a practical tip: when comparing two developments, first check how far each is from the station. A few minutes’ difference on foot, every day in both directions, weighs more than the 2 minutes’ difference in train time between Warszawa Ursus and Warszawa Ursus Niedźwiadek.

The page with the commute time estimate from a development to work shows how developments in Warsaw fare in a model based on metro lines M1 and M2. That model does not include SKM and KM trains, so for Ursus and Włochy it shows the “bus or tram to the metro” option. Work out the rail option from the list above and compare the two results.

Which ticket for a rail commute

Warsaw has a joint ZTM-KM-WKD ticket. Under the rules described on wtp.waw.pl (as of October 2026):

  • on Koleje Mazowieckie (KM) and Warsaw Commuter Railway (WKD) trains, ZTM 24-hour, 3-day, weekend (including group), 30-day and 90-day tickets are valid, as well as senior tickets and tickets for children from families with three children;
  • ZTM time-based tickets (20, 75 and 90 minutes) are not valid on KM and WKD trains. The exception is the KM line Płudy – Lotnisko Chopina;
  • the boundary between ticket zones I and II on the Pruszków line is Warszawa Ursus Niedźwiadek.

For daily commuting a 30-day or 90-day ZTM ticket is practical: it is also valid on KM and WKD trains, so you do not have to watch whose train has arrived. If you travel on time-based tickets, check on the board or in the timetable before boarding whether it is an SKM or a KM train.

Ursus Północny and WKD: other stations nearby

Warszawa Ursus Północny. This station is not on the S1 route (as of October 2026). A flat near Ursus Północny therefore does not mean the S1 commute from the table. Check the timetable for which trains stop there, how often, and which ticket is valid on them.

WKD. The Warsaw Commuter Railway timetable is valid from 31 August to 31 December 2026. On the route from Opacz to the centre are, among others, the stations Warszawa Salomea, Warszawa Raków and Warszawa Aleje Jerozolimskie. The whole section Śródmieście WKD – Opacz lies in ticket zone I. If a development in Włochy is closer to one of these stations than to Warszawa Włochy, work out both options the same way.

What will change in the coming years

The M2 metro to Ursus. On 28 April 2026 Metro Warszawskie announced a tender for pre-design work on extending the M2 to Ursus. According to Metro this is about 4 km and 3 stations: Ursus Północny, Posag 7 Panien and Ursus-Niedźwiadek. The route is not final (the starting point is variant no. 4 from a 2023 study). The pre-design work itself is to take 18 months from signing the contract. Metro gives no date for construction or opening.

For you this means one thing: buy in Ursus only if the rail commute suits you. If a metro at your door is a condition, compare new-build prices near M1 and M2 stations that already operate.

Bemowo. Test trains have run on the Bemowo section of the M2 since 14 September 2026. In a statement of 16 September 2026 Metro says it will open “in a few months”, with no specific date. After opening, according to Metro Warszawskie, the metro network will be 46 km long with 42 stations.

Warszawa Wschodnia. On 12 June 2026 PKP PLK signed a contract to rebuild Warszawa Wschodnia and Warszawa Stadion stations, worth almost PLN 3 billion. Work is to run from December 2026 to the end of 2029. While platforms 5–7 are rebuilt, suburban trains are to run on a diversion via Warszawa Stadion, then through Powiśle and Śródmieście. That is the other side of the centre, but changes in traffic organisation can change timetables. So check journey times in the timetable valid on the day you decide, not in an old screenshot.

What else to check near the station

The commute is one of several things that depend on the address, not on the flat itself:

  • Airport noise. Chopin Airport lies in Włochy. Before you choose an address, read how to check airport noise for an address in Włochy.
  • Local plans. According to city data as of 1 September 2026, the local plans in force, together with areas for which no plan is needed, cover 54.73% of the area of Ursus and 38.08% of Włochy. On the rest it is harder to predict what will be built next to the station and the estate.
  • School. If you have children or plan to, find out which catchment school your child will be assigned to from the development’s address.

If you are a foreigner reading in English

  • Timetables and ticket rules on wtp.waw.pl, skm.warszawa.pl and wkd.com.pl are published in Polish. Keep station names in their Polish spelling, as on the boards and in the timetable: Warszawa Ursus, Warszawa Włochy, Warszawa Śródmieście.
  • Before you decide, check the hours against the current timetable for the day you will travel: the timetable changes on 25 October 2026 and again later.
  • When reserving a flat, ask the biuro sprzedaży (the developer’s sales office) where the exit from the estate will be and how far the station is on foot, and check the time yourself.
  • Check the ticket type (SKM or KM) before boarding: ZTM time-based tickets are not valid on KM trains.
