Buying a flat in Warsaw? We are with you from choosing it to getting the keys

How we work

  1. Registration before your first visit

    Before you go to the sales office, we register you with the developer as our client — only with your consent. If you have already been in touch with the sales office, the developer may not recognise the agent’s involvement, so write to us before your first visit or phone call to the sales office.

  2. Joint visit to the sales office

    We go together. We ask about the payment schedule, the escrow account (mieszkaniowy rachunek powierniczy), the finish standard, parking spaces and storage rooms. We compare the price with the price list the developer publishes on its website and on the dane.gov.pl portal.

  3. Information prospectus

    We go through the information prospectus (prospekt informacyjny), the land and mortgage register (księga wieczysta), the building permit and the draft contract with you: who owns the land, whether there are mortgages, when construction ends, how price indexation and contractual penalties work. We point out what to ask the developer or a lawyer.

  4. Reservation and developer agreements

    We help you read the reservation agreement and the draft developer agreement (umowa deweloperska) before the notary appointment. We flag clauses worth asking the developer or a lawyer about.

  5. Handover of the flat

    At handover we inspect the flat against a checklist: floor area, installations, windows and doors, plaster and floors. Defects go into the handover report, and we then keep track of the deadlines for fixing them.

The amount, and who pays it, are set out in the agency agreement before we start work.

We help you buy, sell and let second-hand flats. The agency agreement is concluded in writing or in electronic form and describes the scope of the service.

What we do

  • going through the land and mortgage register (księga wieczysta), certificates from the housing community or cooperative and the legal status of the flat with you;
  • viewing and a list of questions for the seller;
  • negotiations and preparing the preliminary agreement;
  • coordination with the bank and the notary up to the notarial deed (akt notarialny) and handover of the flat.

We hold conversations, viewings and correspondence in your language. We explain what the information prospectus and the contract say before you sign. If you do not speak Polish, a sworn translator (tłumacz przysięgły) is required at the notarial deed — we help arrange one.

What else we help with

  • we check whether you need a permit from the Ministry of the Interior and Administration (MSWiA) to buy — it depends on your citizenship and the type of property;
  • we advise which documents on the source of funds to prepare for the bank and the notary;
  • we can handle the purchase remotely, under a notarial power of attorney.
