Gocław and Metro Line M3: what is known today about dates and stations

EN Editor: Vladyslav Moroz Updated: 11 min read

Do you need more space, and are new flats in Gocław tempting you because “the metro is coming”? As of October 2026, Line M3 is at the design stage. According to Metro Warszawskie, the stage-one design is due in 2027, the construction contract is to be signed the same year and building is to start in 2028, provided EU funding is secured (R. Trzaskowski, 8 March 2024). There is no official opening date. The media quote 2031 or 2032. If you are buying now, compare flats on the assumption that for the next several years you will commute to work and school without the metro.

Below we have collected the dates and facts from announcements by Metro Warszawskie, the Regional Directorate for Environmental Protection (RDOŚ), Warsaw City Hall and Tramwaje Warszawskie, and we mark dates given only by the media separately. At the end is a list of what to check for a specific development in Gocław.

The designer is to prepare an environmental impact report and obtain the environmental-conditions decision, the decision on the location of the railway line, the construction designs and the building permits. Afterwards it provides author supervision, under the contract no later than the end of 2032. The environmental procedure for the “Third Metro Line, Stage I Praga” is run by RDOŚ Warsaw. In its notice of 17 September 2025 the directorate reported the agreement with Wody Polskie and the opinion of the sanitary inspector.

On 8 March 2024 the Mayor of Warsaw put the construction cost at “around 5 billion zloty” and tied the start of work in 2028 to EU funding.

Why nobody gives an opening date

Because before building starts the design has to be completed, decisions and money secured, and only then can a tender for the contractor be announced. Any of those steps can slip. The two media dates, 2031 and 2032, differ by a year although they concern the same line. Metro Warszawskie confirms neither.

This is clear from the M2 section in Bemowo. Test trains entered it on 14 September 2026 (metro announcement of 16 September 2026), yet Metro gave no exact opening date (as of October 2026). Line M3 is at a much earlier stage: there is no construction contractor yet.

For you this means one thing: treat the M3 opening date as an unknown, not as a deadline around which to plan a move, a change of school or the sale of a car.

Stage-one stations and where they are to stand

Stage one of Line M3 is 8.1 km long with 7 stations (Metro Warszawskie, as of October 2026):

  1. Stadion Narodowy: interchange with Line M2.
  2. Dworzec Wschodni.
  3. Mińska.
  4. Rondo Wiatraczna.
  5. Ostrobramska.
  6. Jana Nowaka-Jeziorańskiego.
  7. Gocław.

There is also a branch to the Kozia Górka depot, that is, the stabling and servicing yard for trains.

On 12 May 2022 the metro operator described where the stations in and near Gocław are to stand:

  • Ostrobramska: under the junction of ul. Ostrobramska with ul. Zamieniecka and ul. Fieldorfa “Nila”;
  • Jana Nowaka-Jeziorańskiego: along ul. Fieldorfa, with the northern head at ul. Jana Nowaka-Jeziorańskiego and the southern one at ul. Bukowskiego and ul. Okulickiego;
  • Gocław: along ul. Fieldorfa, with the northern head at ul. Bora-Komorowskiego.

An important caveat: these were the results of pre-design work, not the final design. If a developer’s advertisement says “a few minutes’ walk to the future station”, ask which point the distance was measured to and which document the location comes from.

How long the metro journey from Gocław will take

Metro Warszawskie says only, in general terms, that Dworzec Wschodni or Stadion Narodowy can be reached from Gocław in “a mere dozen or so minutes”. The operator does not publish a more precise figure.

Murator (20 August 2026) estimates about 17 minutes from Gocław to Świętokrzyska, allowing 1.5 minutes for the change. The editors did not name the author of the calculation, so treat it as a journalistic estimate, not a timetable.

Why is this route a priority at all? Jerzy Lejk of Metro Warszawskie pointed out that Praga-Południe is the second most populous district of Warsaw and the first by population density, in places 26,000 to 29,000 residents per km².

What about the tram to Gocław

A tram route is being prepared in parallel. According to Tramwaje Warszawskie (announcements from May to July 2025, reported by se.pl and Eurobuild CEE):

  • the route is about 3.6 km long and starts from the tracks in al. Waszyngtona by the Kanał Wystawowy;
  • the journey from the Gocław loop to Centrum metro is to take about 20 minutes;
  • the bid from Databout, about PLN 9 million, was chosen for the detailed design;
  • the plan assumed obtaining the permits needed to build in 2027 and, once funding is secured, announcing the tender for the works the same year.

There is no opening date for the tram either. It is another investment that will improve access, but it is not yet known when.

M3 beyond Gocław: Masterplan 2050

According to the Masterplan to 2050, cited by Metro Warszawskie, Line M3 is to be extended across the Vistula and Mokotów to Ochota, to the Żwirki i Wigury station. Ultimately it is to have 15 stations and be a circular line. This is a long-term plan with no construction schedule. For a flat purchase, stage one is what matters, and it has no opening date yet either.

New flats in Gocław: what to check for a specific development

A family buying for the long term needs two answers: how it will commute today and what will change around the building. The list below will help you get them.

1. Commute for today, not “after the metro opens”. Check the route to work and school at the hour you will actually travel. The tool estimated travel time from a development shows roughly how long the journey from a development to a chosen place will take. We calculate it only along the working lines M1 and M2, without M3, because nobody has officially given the journey time on the new line. We show the planned Line M3 with indicative station locations on the map of developments with the planned Line M3. Times on the site are estimates, not a timetable.

2. The information prospectus. According to the prospectus template in the Developer Act (consolidated text Dz.U. 2026 item 880, as of October 2026), the developer states in it, among other things:

  • the general plan and the local zoning plan (MPZP) for the development site;
  • the MPZP provisions for plots within 100 m of the boundary of the development site;
  • the section “Information on investments planned within a 1 km radius”: MPZP, development-conditions decisions (WZ), environmental-conditions decisions, resolutions on limited-use areas, flood hazard maps and decisions on public-purpose investments.

This is the first place where you can see whether anything more than the metro is planned around the building. We explained how to read the other fields in the list of information prospectus fields to check.

3. Local plans. Praga-Południe is largely covered by MPZP: 87.87% of the district’s area, including areas for which no plan is needed (as of 1 September 2026, data from the Office of Architecture and Spatial Planning). Lists of plans, consultations and public displays are on architektura.um.warszawa.pl, and plan boundaries on the map at mapa.um.warszawa.pl. If the plot next door has no plan, a building may be erected on the basis of a development-conditions decision (WZ), including one issued earlier. A WZ decision on an application filed from 1 September 2026 can be issued only if the general plan has entered into force in the municipality (Art. 59(3) of the Act of 7 July 2023 amending the Act on Planning and Spatial Development, as amended by Dz.U. 2026 item 781), and Warsaw’s general plan has not yet been adopted (as of October 2026). How this works is explained in the guide how to check what will be built next door: MPZP, WZ and permits.

4. Applications and permits around the plot. Since 15 June 2026 the “Raport o działce” tool on geoportal.gov.pl has a section “Register of Applications, Decisions and Notifications (GUNB)” with circles of 150, 300 and 500 m around the plot. Enter the plot number of the development and see which building applications and decisions are registered nearby.

5. “Near the metro” in an advertisement. In Gocław this refers to a station that is at the design stage. Ask the developer’s sales office directly which location the distance was measured to and whether it has a document for that. We do not give forecasts of how M3 will affect prices: without an opening date and a final design, any such figure would be guesswork.

6. Comparison with districts where the metro already runs. If the metro is a condition for you rather than a bonus, also look at new flats near the working M1 and M2 stations.

In the Jawno catalogue, the Praga-Południe developments, including Metro Art and Park Skandynawia, carry prices from developers’ files on dane.gov.pl, with the data date on the development card. Check the distance to future M3 stations on the map, and remember that M3 station locations are indicative and that for some developments (for example Metro Art) the point on the map is indicative too.

If you read English but the documents are in Polish

Most of the sources this guide relies on (announcements by Metro Warszawskie and RDOŚ, the city plans, geoportal.gov.pl, the text of the Act) are published in Polish. The developer’s information prospectus and the draft contract will also be in Polish. So before your visit, write down the questions from points 2 to 5 above and put them to the developer’s sales office in writing or point by point, asking that the answer name the document. We go through the prospectus and the draft contract with you, and we serve clients in 7 languages.
