Are you looking for a first home in Targówek, want the metro close by, but cannot decide whether to focus on the Trocka area or the Kondratowicza area? Our catalogue has three developments in Targówek with price lists, 117 units for sale in total (developers’ files dated 2 and 3 October 2026). Two of them, Kowalskiego 37 and Rzepichy by K2 Residential, lie about 200 m in a straight line from Trocka station. For Kondratowicza we have no development for which it is the nearest station: the closest, about 2 km in a straight line, are in fact Kowalskiego 37 and Rzepichy. The third, Rezydencja Liwska, is about 900 m from Bródno station. The median price per m² is PLN 14,600 in Kowalskiego 37, PLN 12,100 in Rzepichy and PLN 16,138 in Rezydencja Liwska.
Below you will find prices, flat sizes, budgets and distances to five M2 stations. All prices and sizes come from price lists that developers publish on the dane.gov.pl portal, as of October 2026.

Our own analysis of data from dane.gov.pl (developers’ files dated 2–3 October 2026, downloaded on 4 October 2026). Gross prices per m² of usable floor area, excluding a parking space.
What this means for you:
- Near Trocka, the choice in our catalogue is two developments by one developer. Kowalskiego 37 has flats from 44 m²; Rzepichy has only large ground-floor units.
- Near Kondratowicza, there is currently no development for which it is the nearest station. Kowalskiego 37 and Rzepichy are about 2 km from it in a straight line, Rezydencja Liwska about 2.2 km, and each of them is closer to another station: Trocka or Bródno.
- The smallest and cheapest units in absolute terms are in Rezydencja Liwska: 32 of its 88 units measure between 30 and 39.9 m².
Where the M2 stations in Targówek are and when they opened
The M2 section from Szwedzka to Bródno opened in two stages (data from Metro Warszawskie):
Scroll the table sideways to see all columns.
| Stations | Opened to passengers |
|---|---|
| Szwedzka, Targówek Mieszkaniowy, Trocka | 15 September 2019 |
| Zacisze, Kondratowicza, Bródno | 28 September 2022 |
Trocka station is at the junction of Pratulińska and Trocka streets, Targówek Mieszkaniowy at the junction of Pratulińska and Ossowskiego, and Szwedzka lies under Strzelecka street at its junction with Szwedzka.
When the 2022 section opened, Metro Warszawskie announced: “a journey to the centre in under 20 minutes”. That is the operator’s description, not the time from your front door. The real time depends on how far you walk to the station and where you are going.

An important caveat: the map points of all three developments are approximate, and Kowalskiego 37 and Rzepichy share the same coordinates in the catalogue. A straight-line distance is not a walking route. Before you decide the metro is “on your doorstep”, check the building’s exact address in the information prospectus (prospekt informacyjny) and walk the route on the map of developments with metro stations.
By Trocka: Kowalskiego 37 and Rzepichy
Kowalskiego 37 has 25 units for sale (file dated 3 October 2026). Prices run from PLN 660,219 to PLN 1,615,000, or PLN 13,500 to PLN 15,300 per m². Size breakdown:
Scroll the table sideways to see all columns.
| Size | Units |
|---|---|
| 40–49.9 m² | 4 |
| 50–59.9 m² | 5 |
| 60–74.9 m² | 8 |
| 75–89.9 m² | 5 |
| 90 m² and more | 3 |
The developer stated the number of rooms for 14 units: 8 are two-room flats and 6 are three-room. For the rest, ask the sales office or check the floor plan in the prospectus.
A curiosity from the price list: in Kowalskiego 37 the price per m² hardly depends on the size. The median for units of 40–49.9 m² is PLN 14,950 per m², and for units of 90 m² and more PLN 15,200 per m² (+1.7%). In 16 of the 18 developments in our catalogue where this could be compared, the opposite was true: larger flats were cheaper per m².
Rzepichy has just 4 units for sale, all on the ground floor, from 85.5 to 121.0 m². They cost from PLN 1,137,017 to PLN 1,524,474, which is PLN 11,350 to PLN 13,300 per m². This is the lowest price per m² in Targówek in our catalogue, but also the highest entry threshold. For a first home at PLN 700,000–800,000 this development is ruled out.
Closer to Bródno than to Kondratowicza: Rezydencja Liwska
Rezydencja Liwska has 88 units for sale (file dated 2 October 2026). In the same file 50 units are marked “sold” and 1 “reserved”. Prices run from PLN 575,000 to PLN 1,185,000, or PLN 14,665 to PLN 17,022 per m², on floors from the ground floor to the 7th.

|---|---|---|
| 30–39.9 m² | 32 | 16,770 |
| 40–49.9 m² | 23 | 16,140 |
| 50–59.9 m² | 20 | 15,397 |
| 60–74.9 m² | 4 | 15,225 |
| 75–89.9 m² | 9 | 14,788 |
Our own analysis of data from dane.gov.pl (developers’ files dated 2–3 October 2026, downloaded on 4 October 2026).
Two things worth knowing before you speak to the sales department:
- A small flat is more expensive per metre here. Units of 75–89.9 m² have a median 11.8% lower than units of 30–39.9 m². A flat that is cheap in total is not necessarily cheap per metre.
- A higher floor costs a little more. The ground floor and 1st floor (19 units) have a median of PLN 15,977 per m²; floors from the 4th upwards (48 units) PLN 16,434 per m², i.e. 2.9% more.
This development’s file gives neither the number of rooms nor parking spaces. That does not mean they do not exist, only that the developer did not state them in the price list.
How many square metres PLN 600,000, 700,000, 800,000, 1 million and 1.2 million buys
Number of units for sale whose price does not exceed the budget (excluding a parking space):

| Budget | Rezydencja Liwska | Kowalskiego 37 | Rzepichy | Total |
|---|---|---|---|---|
| up to PLN 600,000 | 1 | 0 | 0 | 1 |
| up to PLN 700,000 | 44 | 3 | 0 | 47 |
| up to PLN 800,000 | 55 | 4 | 0 | 59 |
| up to PLN 1,000,000 | 79 | 14 | 0 | 93 |
| up to PLN 1,200,000 | 88 | 22 | 1 | 111 |
Our own analysis of data from dane.gov.pl (developers’ files dated 2–3 October 2026, downloaded on 4 October 2026).
The largest unit up to PLN 800,000 in these three developments measures 49.4 m², up to PLN 1,000,000 it is 62.6 m², and up to PLN 1,200,000 it is 85.5 m². If your budget is about PLN 700,000 and you want to be near Trocka, the choice in Kowalskiego 37 comes down to three units of 44.3–44.9 m². Rezydencja Liwska offers more options in this budget, but then your station would be Bródno, not Trocka. A comparison with other districts is in the overview how many square metres PLN 800,000–1.2 million buys in 9 districts.
Why it is sometimes cheaper per m² right by the metro
Closest to a station (Kowalskiego 37 and Rzepichy), the median per m² is lower than in Rezydencja Liwska, which is further from the metro. That does not mean proximity to the metro lowers the price. In this data, whose development it is and which units it has weigh more: Rzepichy offers only large flats, and large flats are usually cheaper per m². Three developments are too few to derive a rule such as “Trocka is cheaper than Kondratowicza” or the reverse. A wider comparison of M1 and M2 stations is in our piece on prices of new flats near M1 and M2 stations.
For the same reason we do not say whether prices in Targówek are rising or falling. Price lists show the state on a single date, not a district trend.
What to add to the price and what to check before a visit
Parking space. The unit price in the developer’s file does not include a parking space. In the October 2026 files:
Scroll the table sideways to see all columns.
| Development | Type of space | Price | Spaces in the file |
|---|---|---|---|
| Kowalskiego 37 | underground | PLN 35,000 | 23 |
| Kowalskiego 37 | double dependent | PLN 55,000 | 3 |
| Rzepichy | surface | PLN 25,000 | 5 |
| Rezydencja Liwska | no data in the file | — | — |
The Kowalskiego 37 and Rzepichy files also contain an item on maintenance costs from handover of the unit to transfer of ownership, but with no amount. Ask about that amount before you reserve. If you are looking for a flat from 75 m², we have collected more examples in a large developer flat: 75 m² and more.
What will be built next door. According to the Warsaw City Office (Urząd m.st. Warszawy), local zoning plans (plany miejscowe) in force, together with areas where no plan is required, covered 89.56% of Targówek’s area (as of 1 September 2026). That is a lot, but it does not tell you what may be built next to your building. You will find that in the information prospectus: the developer must state in it the provisions of the local plan for plots within 100 m of the development’s boundary, and information on planned investments within 1 km (annex to the Developer Act, ustawa deweloperska, consolidated text Dz.U. 2026 item 880, legal position as of October 2026). You can check the plans themselves at architektura.um.warszawa.pl and on the map mapa.um.warszawa.pl.
A short checklist for the visit:
- The building’s exact address and the real walking route to the station.
- The information prospectus and the sample contract, before you pay a reservation fee.
- The price of a parking space and storage unit, if you need them.
- Costs from collecting the keys to the notarial deed transferring ownership.
- Whether the unit from the price list is still available: prices come from files dated 2–3 October 2026.
If you do not read Polish
The information prospectus and the draft developer agreement (umowa deweloperska) are drawn up in Polish. Read them in full before signing, including the provisions on the reservation fee and on costs from collecting the keys. If any clause is unclear, ask the developer or a lawyer before you sign. We serve clients in seven languages and go through the prospectus and the draft agreement with you.
Where these figures come from
Developers publish prices and unit data under Articles 19a–19b of the Developer Act (consolidated text Dz.U. 2026 item 880). We downloaded their files from dane.gov.pl on 4 October 2026 (CC0 1.0 licence). For the three Targówek developments the files contain 168 units, of which 117 were for sale: they have a price and are neither sold nor reserved. Price per m² is calculated on usable floor area, prices are gross and exclude a parking space. Distances are a straight line from approximate map points, not a walking route.
This is our catalogue, not the whole Targówek market: there may be developments on the market whose price lists we do not have. In total the catalogue has 22 developments with prices across 9 districts. How we collect the data is described on the data sources page.

FAQ
Are there new developer flats next to Kondratowicza metro station?
Our catalogue has no development with a price list for which Kondratowicza is the nearest metro station (files dated 2–3 October 2026). The closest, about 2 km in a straight line, are Kowalskiego 37 and Rzepichy, but both are only about 200 m from Trocka station. Rezydencja Liwska is about 2.2 km from Kondratowicza and about 900 m from Bródno station. The catalogue is not the whole market, so other developments may exist outside it.
How much does a square metre of a new flat near Trocka metro cost?
In the two K2 Residential developments about 200 m in a straight line from Trocka station (files dated 3 October 2026): Kowalskiego 37 runs from PLN 13,500 to PLN 15,300 per m², median PLN 14,600 per m² (25 units); Rzepichy runs from PLN 11,350 to PLN 13,300 per m² (4 ground-floor units, 85.5–121.0 m²).
Can I buy a new flat by the metro in Targówek for PLN 700,000?
In the three developments in our catalogue, 47 units cost up to PLN 700,000 (files dated 2–3 October 2026): 44 in Rezydencja Liwska and 3 in Kowalskiego 37. The cheapest in Kowalskiego 37 is 44.3 m² for PLN 660,219. In Rzepichy nothing costs less than PLN 1,137,017.
Does the price in the developer’s price list include a parking space?
No. The unit price in the developer’s file is the price of the flat alone. In the October 2026 files an underground space in Kowalskiego 37 costs PLN 35,000, a double dependent space PLN 55,000, and a surface space in Rzepichy PLN 25,000. The Rezydencja Liwska file lists no parking spaces, so you need to ask the sales office for the price.
Why is the price per m² lower right next to Trocka station than further from the metro?
In this data the development and the flat size matter more for the price per m² than the distance to the station. Rzepichy offers only large ground-floor units, and in Rezydencja Liwska flats of 75–89.9 m² are 11.8% cheaper per m² than flats of 30–39.9 m² (as of 2 October 2026). This is a snapshot of three developments, not a rule for the district.
Are new-build prices in Targówek rising?
The price lists cannot tell you. In the developers’ October 2026 files, price-change history exists only for some of the units, and three developments are too few to speak of a district trend. So we show a single snapshot at a given date, with no forecasts.
Eyeing a development near Trocka or Bródno? Write to us before you first go to the sales office on your own. We will register you as our client, go there together and go through the information prospectus and the draft agreement with you. We will point out what to ask the developer or a lawyer. A buyer of a flat from a developer does not pay us a fee. Our remuneration on the primary market comes from agreements with developers.
