You are looking for a larger flat, you have a car, a pushchair and bikes, and the price list shows only the price of the flat. How much extra should you add for a space in an underground garage in Wola, Mokotów or Włochy? According to the files that developers publish on dane.gov.pl (as of 4 October 2026), a parking space in the 17 developments in our catalogue cost from PLN 17,800 to PLN 130,000. In three developments in Wola the median was PLN 70,000, in two developments in Włochy PLN 53,000, and in the only Mokotów development with data each space cost PLN 78,000. A storage unit (komórka lokatorska) cost from PLN 10,860 to PLN 69,800 (7 developments, 32 items).
Below you will find prices district by district, the difference between an underground garage, a surface space and a platform, and how to check the price in a developer’s file yourself.
Where do these prices come from, and what do they not show?
A developer must publish on its website not only the price of the flat but also the price of ancillary premises and rights needed to use the flat, if they are not included in the price, and any other monetary charges. All amounts are given including VAT (art. 19a ust. 1 of the Developer Act, consolidated text Dz.U. 2026 poz. 880, legal position as of October 2026). Once a day the developer sends this data to the minister responsible for digitalisation, who publishes it on the dane.gov.pl portal (art. 19b ust. 1 and 3).
We calculate the prices in our catalogue from these files. What you should know before looking at the tables:
- This is our catalogue, not the whole Warsaw market. It contains 38 developments, of which 22 have flats in developer files. Parking space prices are given by 17 of them (867 items), storage units by 7 (32 items).
- Dates. The files date from 2–4 October 2026. Prices change over time, so we do not show price changes in this text.
- Availability is unknown. The status field for spaces and storage units is empty in the files, so a file does not tell you whether a given space is still available.
- No data for Bemowo. The Premiery Bemowo file contains no additional items at all. Neither do the files for Apartamenty Płużnicka, Konopacka and Rezydencja Liwska (we write about storage units in Konopacka below).
- One or two developments do not make a district. Where we have data from 1–2 developments in a district, the figure describes those developments, not the whole district.

| District | Items | Developments (number of spaces; prices min / median / max) | All in these developments: min / median / max |
|---|---|---|---|
| Praga-Południe | 341 | Metro Art (261; 30,000 / 32,000 / 48,000), Park Skandynawia (80; 48,000–50,000) | PLN 30,000 / 48,000 / 50,000 |
| Białołęka | 169 | Ikona Światowida 5 (59; 40,000 / 46,000 / 46,000), Miasteczko Nova Sfera (58; 30,000 / 38,000 / 61,950), Viva Garden 14 (51; 32,000 / 40,000 / 59,200), Nova Viva Garden (1; 32,000) | PLN 30,000 / 40,000 / 61,950 |
| Wola | 125 | NU! (86; 70,000–79,722), Stacja Wola (29; 25,000–45,000), Srebrna 5 (10; 130,000 each) | PLN 25,000 / 70,000 / 130,000 |
| Włochy | 98 | Stilla (79; 53,000 each), Aleja Krakowska 201 (19; 17,800–39,000) | PLN 17,800 / 53,000 / 53,000 |
| Wawer | 51 | Korkowa 146 (43; 25,000–42,000), Osiedle Śpiewających Ptaków (8; 20,000 each) | PLN 20,000 / 42,000 / 42,000 |
| Praga-Północ | 31 | Galant Ząbkowska (31; 49,000 / 72,000 / 90,000) | PLN 49,000 / 72,000 / 90,000 |
| Targówek | 31 | Kowalskiego 37 (26; 35,000–55,000), Rzepichy (5; 25,000 each) | PLN 25,000 / 35,000 / 55,000 |
| Mokotów | 21 | Jaśminowy Mokotów (21; 78,000 each) | PLN 78,000 |
Own calculation based on data from dane.gov.pl (as of 4 October 2026). 867 spaces in 17 developments in our catalogue.
Two notes on the table. At Viva Garden 14 some spaces are sold together with a storage box, so the upper limit of PLN 59,200 refers to a space with a box. Osiedle Śpiewających Ptaków is an estate of houses, so its prices are hard to compare with a garage in a block of flats.
Wola, Mokotów or Włochy: how much extra for a space?
Wola. The spread is the widest in the whole catalogue. At NU! 86 spaces cost from PLN 70,000 to PLN 79,722. At Stacja Wola an underground space cost PLN 45,000 (23 items) and a surface space PLN 25,000 (6 items). At Srebrna 5 each of the 10 spaces cost PLN 130,000, including a space for a person with a disability and two spaces with an electric-vehicle charger. This is the highest price in our catalogue.
Mokotów. We have data only from Jaśminowy Mokotów: 21 spaces, each at PLN 78,000. We do not know how much spaces cost in other Mokotów developments, and we do not extend this price to the whole district.
Włochy. At Stilla each of the 79 spaces cost PLN 53,000. At Aleja Krakowska 201 there are 18 spaces on a parking platform at PLN 17,800 each and one underground space for PLN 39,000.
A caveat on comparisons: in the NU!, Stilla and Jaśminowy Mokotów files the developer labelled the item simply “miejsce postojowe” (parking space), without a type. The file alone therefore does not show whether it is an underground garage. Ask the sales office or check the garage plan in the prospectus.
An example for a family with two cars: two spaces at NU! come to at least PLN 140,000, and at Stilla PLN 106,000. That sum is added to the price of the flat and to your loan budget.
Underground garage, surface space, platform: what do developers state?
Only some developers describe the type of space. Where it is given, prices looked like this (as of 4 October 2026):
Scroll the table sideways to see all columns.
| Type (name from the file) | Developments and prices |
|---|---|
| underground / in a garage hall / underground car park | Kowalskiego 37: PLN 35,000; Aleja Krakowska 201: PLN 39,000; Korkowa 146: PLN 42,000; Stacja Wola: PLN 45,000; Galant Ząbkowska: PLN 72,000 (1 item); Srebrna 5: PLN 130,000 |
| surface | Korkowa 146, Rzepichy, Stacja Wola: PLN 25,000; Ikona Światowida 5: PLN 40,000–46,000 |
| parking platform | Aleja Krakowska 201: PLN 17,800; Ikona Światowida 5: PLN 42,000–46,000; Srebrna 5: PLN 130,000 |
| dependent double | Kowalskiego 37: PLN 55,000 (3 items) |
Own calculation based on data from dane.gov.pl (as of 4 October 2026).
Takeaway: within the same development a surface space can be clearly cheaper than an underground one. At Korkowa 146 and Stacja Wola the difference was PLN 17,000 and PLN 20,000 respectively. For a parking platform, ask whether it is mechanical, what its dimensions and height limits are, and how it is used day to day.
The dimensions of the space itself are also worth checking. The former technical conditions (regulation of 12 April 2002, consolidated text Dz.U. 2022 poz. 1225) required a parking space to measure at least 2.5 × 5 m, and for a person with a disability 3.6 × 5 m (§ 21 ust. 1). The regulation applied until 19 September 2026. For 18 months from 20 September 2026 an investor who files a declaration may continue to apply those rules (art. 102a of the Construction Law, added by the act of 31 July 2026, Dz.U. 2026 poz. 1161; the provision has applied since 2 September 2026). Check the dimensions of a specific space on the garage plan.
How much does a storage unit cost?
Storage unit prices are given by 7 developments in our catalogue (as of 4 October 2026):
Scroll the table sideways to see all columns.
| Development | District | Units | min / median / max |
|---|---|---|---|
| Galant Ząbkowska | Praga-Północ | 8 | PLN 10,860 / 16,830 / 44,600 |
| Ikona Światowida 5 | Białołęka | 4 | PLN 13,600 / 14,000 / 20,000 |
| Korkowa 146 | Wawer | 5 | PLN 19,732 / 22,259 / 35,186 |
| Park Skandynawia | Praga-Południe | 3 | PLN 27,800 / 28,900 / 33,800 |
| Srebrna 5 | Wola | 4 | PLN 26,900 / 31,800 / 40,100 |
| NU! | Wola | 6 | PLN 41,700 / 53,650 / 69,800 |
| Jaśminowy Mokotów | Mokotów | 2 | PLN 60,000 |
Own calculation based on data from dane.gov.pl (as of 4 October 2026). 32 storage units in 7 developments in our catalogue, median PLN 27,350.
The price of a storage unit depends mainly on its area. The area is given for 24 of the 32 items (5 developments: all except Ikona Światowida 5 and Srebrna 5). For these the median was PLN 9,720 per m², with a range from PLN 5,807 to PLN 21,352 per m². For comparison: in an analysis by the RynekPierwotny.pl portal (942 developments, not only in Warsaw; data for May 2026) the median price of a storage unit was about PLN 5,000 per m², typically PLN 2,500 to PLN 9,000 per m². Our data comes from a different and much smaller set of developments, so the two figures cannot be compared directly.
You do not have to keep bikes in a storage unit. Some files also list bike boxes: at Stilla 68 boxes with a median of PLN 25,200, at NU! 22 boxes with a median of PLN 40,000 (as of 4 October 2026).
A mandatory storage unit or space: how does it look in price lists?
Sometimes an extra is not a choice. At Konopacka (Praga-Północ), for 9 of the 18 flats on offer, the developer entered in the notes to the unit a mandatory purchase of an assigned storage unit. The units cost from PLN 23,600 to PLN 68,000, median PLN 42,800. That is from 3.2% to 12.8% of the flat price, median 6.0% (file on dane.gov.pl dated 3 October 2026). The flat price in the file does not include that storage unit.
This is not unusual. In the RynekPierwotny.pl analysis (942 developments, not only in Warsaw; data for May 2026) a mandatory storage unit purchase applied to about 12% of developments (115), a space in an underground garage to about 14% (136), and a surface space to about 7% (70). The same portal gives, for its whole sample, a median price of PLN 45,000 for an underground garage space (typically PLN 30,000–60,000) and PLN 28,000 for a surface space.
Ask about mandatory extras before the reservation agreement. What case law says about them and how to calculate the full purchase price is covered in our text on what to add to the developer’s list price.
A storage unit and a space in the contract: what are you buying?
The Act on Ownership of Premises (consolidated text Dz.U. 2026 poz. 232, legal position as of October 2026) lists a storage unit and a garage among ancillary premises, “even if they do not directly adjoin” the flat (art. 2 ust. 4). When calculating the share in the common property, the area of the flat together with the area of ancillary premises is taken into account (art. 3 ust. 3).
VAT also depends on the form of sale. In individual tax rulings the tax authorities held that:
- a storage unit as an ancillary premises, in the same land and mortgage register (księga wieczysta) as the flat, is taxed at the same rate as the flat (IBPP2/4512-882/15/WN of 24.11.2015);
- the right to exclusive use of a space in a common area, sold together with a flat of up to 150 m², is a single supply at the reduced 8% rate (0114-KDIP1-1.4012.16.2017.2.KBR of 18.04.2017);
- a share in a garage that is a separate unit with its own land and mortgage register is taxed at 23% (among others IPTPP4/443-501/14-4/JM of 08.10.2014).
Rulings bind only the applicants, but they show what to ask about. The rates follow from the VAT Act (consolidated text Dz.U. 2026 poz. 1263, as of October 2026). Prices in developer files are already given including VAT.
If you are a foreign buyer: what to watch for
The files on dane.gov.pl and developers’ price lists are in Polish, and items are labelled “miejsce postojowe” (parking space), “komórka lokatorska” (storage unit), “boks rowerowy” (bike box) and “miejsce zależne podwójne” (dependent double space). Once you know these names, you can find the right row in a file and understand what is included in the price.
What to check first:
- The type of space. If the price list says just “miejsce postojowe”, ask the developer’s sales office whether it is underground, and find it on the garage plan in the prospectus.
- The full budget. Spaces and a storage unit add to the price of the flat and to the amount you need to finance, so include them in your calculation from the start, not after choosing a flat.
- Mandatory extras. Ask before the reservation agreement whether buying a storage unit or a space is entered as a condition of buying the flat.
- Written proof of the price. Save a screenshot of the price list from the developer’s page with the date. It will help if the price changes (see art. 19a ust. 6 below).
How to check a space price in a developer’s file yourself
- Find the development’s file on dane.gov.pl. We list the datasets in the sources below this text, and on the page where we get our data we describe how we read them.
- Look for the price in two columns. In our set 553 additional items (spaces, storage units, boxes, gardens) had the price in the product price column and 581 in the column for the price of a part of the property or an ancillary premises. Six developments, including Metro Art, Miasteczko Nova Sfera and Viva Garden 14, enter parking space prices there.
- Check the item name. “Miejsce postojowe z boksem” (space with a box) is not the same as a plain space, and for a “miejsce zależne podwójne” ask how the cars are parked and whether one blocks the other.
- Note the date of the file. Take a screenshot of the price list from the developer’s page with the date. If the price offered when the contract is concluded differs from the price on the developer’s website, you may demand a contract at the price most favourable to you (art. 19a ust. 6).
- Ask about availability. The file does not say whether the space is still available.
You can compare flat prices in the same developments in the price index of new flats in our catalogue. If, when choosing a larger flat, you are weighing a terrace against a second room, read also our text on a flat with a terrace from a developer, and on how size affects the price per metre, why small flats cost more per m².

Can a developer require you to buy a storage unit together with the flat?
Such conditions do occur. At Konopacka, for 9 of the 18 flats on offer, the developer entered in its file a mandatory purchase of an assigned storage unit for PLN 23,600–68,000 (file on dane.gov.pl dated 3 October 2026). Ask about mandatory extras before the reservation agreement. We explain the legal side of such conditions in our text on price list extras.
Where can I check the price of a parking space in a given development?
On the developer’s website: the price of ancillary premises and rights needed to use the flat, if they are not included in the flat price, must be shown there including VAT (art. 19a ust. 1 pkt 2 of the Developer Act, legal position as of October 2026). The same data goes into the files on dane.gov.pl. In some files the space price sits in the column for the price of a part of the property or an ancillary premises rather than in the product price column.
