The price per square metre tells you how expensive a given station area is, but not whether a flat fits your budget. In our catalogue, 7 new developments lie within about 1 km in a straight line of an operating metro station, and all of them stand along the M2 line. Units in them cost from PLN 497,943 (Konopacka, from 26.0 m²) to PLN 2,513,327 (Srebrna 5). The cheapest units in five of these seven developments cost under PLN 800,000 (as of 4 October 2026). This article shows price ranges for whole units, explains how to work out a price from the price per m² and what extra costs to add.
All amounts come from the price files that developers publish on the dane.gov.pl portal (Art. 19b of the Developer Act, consolidated text Dz.U. 2026 item 880). They cover 22 developments from our catalogue and 960 units on offer, not the whole Warsaw market. We measure distance in a straight line from the development’s point on the map to the station.
How much do whole units cost in developments near stations?
Below are price and floor-area ranges for units in seven developments within about 1 km of an operating station, starting from the cheapest unit on offer (as of 4 October 2026):
Scroll the table sideways to see all columns.
| Development | Station (line) | Straight-line distance | Unit prices, PLN | Area, m² | Median, PLN/m² |
|---|---|---|---|---|---|
| Konopacka | Szwedzka (M2) | approx. 629 m | 497,943 – 830,880 | 26.0 – 46.2 | 18,650 |
| Rezydencja Liwska | Bródno (M2) | approx. 899 m | 575,000 – 1,185,000 | 33.8 – 79.1 | 16,138 |
| Kowalskiego 37 | Trocka (M2) | approx. 206 m | 660,219 – 1,615,000 | 44.3 – 108.3 | 14,600 |
| Premiera Bemowo | Bemowo (M2) | approx. 380 m | 719,842 – 1,266,854 | 31.4 – 68.0 | 19,143 |
| NU! | Rondo Daszyńskiego (M2) | approx. 607 m | 780,000 – 2,141,000 | 29.4 – 95.9 | 24,500 |
| Srebrna 5 | Rondo Daszyńskiego (M2) | approx. 529 m | 1,089,878 – 2,513,327 | 38.7 – 74.9 | 30,448 |
| Rzepichy | Trocka (M2) | approx. 206 m | 1,137,017 – 1,524,474 | 85.5 – 121.0 | 12,100 |
Our own calculation based on dane.gov.pl data (as of 4 October 2026). Gross prices from developers’ files, excluding parking space and storage room. The Rezydencja Liwska file is dated 2 October 2026.
Three things follow from the table that the median per m² hides:
- Under PLN 600,000: only two developments have units this cheap: Konopacka (PLN 497,943) and Rezydencja Liwska (PLN 575,000).
- Under PLN 800,000: the cheapest unit falls below this in five developments: besides those two, also Kowalskiego 37 (PLN 660,219), Premiera Bemowo (PLN 719,842) and NU! (PLN 780,000). In Srebrna 5 and Rzepichy the cheapest unit costs over a million zloty.
- The lowest median per m² does not mean the cheapest flat. Rzepichy has the lowest median (PLN 12,100/m²), but these are four large ground-floor units from 85.5 m², and the cheapest costs PLN 1,137,017.
Starting prices usually refer to the smallest units, so do not treat them as the price of a typical flat. The offer changes from day to day, so check the developer’s current price list before deciding.
How do I turn the price per m² into the price of a flat?
You get the price of a unit by multiplying the price per m² by its usable area. An illustrative example for a 45 m² unit (a calculation, not an offer; the price of a specific unit comes from the developer’s price list):
Scroll the table sideways to see all columns.
| Reference point | Price per m², PLN | 45 m² × price per m², PLN |
|---|---|---|
| Kowalskiego 37 (median) | 14,600 | 657,000 |
| Median of all 880 units with a price per m² in our data set | 16,696 | 751,320 |
| Srebrna 5 (median) | 30,448 | 1,370,160 |
The same floor area near two M2 stations therefore differs by more than PLN 700,000 in this calculation. The difference is made mainly by the district and the development itself, not by the distance to the station. That is why we do not quote a percentage “metro premium”: with 22 developments, the effect of the station cannot be separated from the effect of the district and the particular estate.
For comparison with the whole city: according to NBP, the average asking price on Warsaw’s primary market in Q2 2026 was PLN 18,488/m², and the average transaction price PLN 16,783/m². These are averages from a different sample and calculated differently from our medians.
What extra costs to add to the price in the developer’s file?
The prices in the tables do not include a parking space or a storage room, because developers sell them separately. In Konopacka the file shows a mandatory storage room for 9 of 18 units, priced at PLN 23,600–68,000 (median PLN 42,800). Add that amount to the price of the flat, so the starting price of PLN 497,943 is not the total price for every unit in this development. You will find an overview of extras worth checking in the price list in our article on extra costs added to the price of a flat. If you do not buy a car, you can skip the parking space, but check in the price list whether it is mandatory in a given development.
Does closer to the metro mean more expensive?
Earlier studies say yes, but they concern only M1 and were made before the M2 stations opened in Targówek, Bródno and Bemowo. In December 2014 Home Broker reported that units within a 5-minute walk of a station were more expensive by 7.2% in Bielany, 12.3% in Mokotów, 13.9% in Ursynów and 21.4% in Żoliborz. In a 2016 paper (P. Torzewski, Ursynów primary market), each further kilometre from an M1 station meant a price lower by about PLN 172/m², or 2.35%.
In our single-day data no simple relationship appears. The most expensive group turns out to be developments 1–1.5 km from a station, because developments from Wola, Mokotów and Praga-Północ fall into it (median PLN 26,802/m² for units in this group). In the group within 500 m of a station, that is two developments in Targówek and one in Bemowo, the median is PLN 17,423/m². So compare specific developments near stations you will actually use.
Which stations are open and which are only planned?
The stations in the table already operate. Opening dates of four of them: Szwedzka and Trocka since 15 September 2019, Bemowo since 30 June 2022, Bródno since 28 September 2022. So you pay for a connection that already exists.
On the new M2 section in Bemowo (stations Karolin, Chrzanów and Lazurowa), Metro Warszawskie has been running test trains since 14 September 2026 but has not given an opening date (as of October 2026). The M3 line is at the design stage and has no official opening date. The developments in our catalogue nearest to planned M3 stations are Park Skandynawia (approx. 377 m from Jana Nowaka-Jeziorańskiego station) and Metro Art (approx. 709 m from Mińska station; approximate point). From operating M2 stations they are today about 4.9 km and about 1.9 km away respectively. We do not forecast how future stations will affect prices.
Buying a flat near the metro as a foreigner: the key rules
Legal position as of October 2026. Documents and the notary will work in Polish, so it helps to know the rules before you reserve.
- No permit is needed for a flat. A foreigner acquires a self-contained residential unit without a permit from the Minister of the Interior and Administration (Art. 8(1)(1) of the Act on the Acquisition of Real Estate by Foreigners, consolidated text Dz.U. 2017 item 2278). Warsaw is not in the border zone (Art. 8(3)).
- Check exactly what you are buying. A share in the land and in the common parts of the building does not require a permit. However, if the Act applies to you (you are not a citizen of a European Economic Area state or Switzerland and have no other exemption) and a share in a separate property, for example an access road, is sold together with the flat, then according to MSWiA’s explanations a permit is needed. The stamp duty for the permit is PLN 1,570, and according to MSWiA processing takes in practice 2–4 months, sometimes longer. An acquisition without a required permit is invalid (Art. 6(1)), so settle the scope of the purchase before reserving.
- Documents will be in Polish. The Developer Act does not regulate the language of the prospectus and the contract. A notarial deed is drawn up in Polish; if you do not know Polish and there is no translation, the notary translates the deed personally or through a sworn translator (tłumacz przysięgły). The notary reads out the deed and must make sure that you understand its content and meaning (Art. 2 § 3, Art. 87 § 1(1) and Art. 94 § 1 of the Notaries Act, consolidated text Dz.U. 2026 item 614). Compare the amounts in the price list with the original, not with an automatic translation of the page.
- Waiting for the keys means paying rent. According to GUS, in 2025 a multi-family building in Poland took on average 24.8 months from the start of construction to being put into use (publication “Efekty działalności budowlanej w 2025 r.”, 30.06.2026). How to judge a realistic date is described in our article on checking whether a developer will finish on time.
How to read this data and what it does not show
- This is our catalogue, not the whole of Warsaw. We count 22 of the 38 developments in the catalogue whose files contain units with a price: 960 units on offer, of which 880 have a price per m² of usable area. The median for these 880 units is PLN 16,696/m² (as of 4 October 2026).
- A development’s point is approximate. We have the exact location for only four developments: Jaśminowy Mokotów, Park Skandynawia, NU! and Stilla.
- A straight line is not a walking route. 600 m in a straight line can mean a much longer walk if there are tracks, fences or a busy road in between. Measure the route from the building entrance to the station entrance and walk it before reserving.
- A unit on offer is not always available. Skanska’s files for Park Skandynawia and Jaśminowy Mokotów contain no unit status, so the number of units on offer there is probably overstated.
- This is one snapshot of the market, not a trend. The data come from files dated 28 September – 4 October 2026, so they do not show whether prices near a given station are rising or falling.
Details for people commuting to Centrum are in our article on prices per m² near M1 and M2 stations, and the budget of a person without a car is covered in the article on a flat near the metro without a car. FAQ
How much does a flat near the metro in Warsaw cost in PLN?
Seven developments in our catalogue lie within about 1 km in a straight line of an operating metro station. Unit prices in them start at PLN 497,943 (Konopacka, from 26.0 m²) and reach PLN 2,513,327 (Srebrna 5). The cheapest unit in five of the seven developments costs under PLN 800,000. Data as of 4 October 2026, our own calculation based on dane.gov.pl data.
How do I turn the price per m² into the price of a flat?
Multiply the price per m² by the unit’s usable area. For 45 m², the median of the whole data set (PLN 16,696/m²) gives PLN 751,320, but this is only an illustrative calculation: the price of a specific unit comes from the developer’s price list and depends on factors such as floor and layout. Add a storage room and a parking space if they are sold separately.
Can I buy a flat near the metro for less than PLN 800,000?
In some developments, yes. According to developers’ files from 28 September – 4 October 2026, the cheapest units near operating M2 stations cost: Konopacka PLN 497,943, Rezydencja Liwska PLN 575,000, Kowalskiego 37 PLN 660,219, Premiera Bemowo PLN 719,842 and NU! PLN 780,000. These are starting prices, not typical ones: such units are small and the offer changes from day to day.
Does a foreigner need a permit to buy a flat near the metro?
Not for a self-contained residential unit (Art. 8(1)(1) of the Act on the Acquisition of Real Estate by Foreigners, legal position as of October 2026). A permit may be needed if you buy a share in a separate property together with the flat, for example in an access road; the stamp duty for the permit is PLN 1,570.
Is it worth buying near a planned M3 station or the new M2 section in Bemowo?
Rely on stations that already operate. There is no official opening date for M3 or for the new M2 section in Bemowo (as of October 2026); test runs in Bemowo have been under way since 14 September 2026. We do not forecast how construction will affect prices.
