Parking space and storage unit from a developer: what a foreigner needs to know

EN Editor: Vladyslav Moroz Updated: 10 min read

A developer’s price list shows the price of the flat, while the garage space and the storage unit (komórka lokatorska) are often separate line items. If you live in Warsaw as a foreigner, rent, and are choosing a new flat, this extra can shift your budget by tens of thousands of zloty. According to the files developers publish on dane.gov.pl (as at 4 October 2026), across the 17 developments in our catalogue a parking space cost from PLN 17,800 to PLN 130,000, and a storage unit from PLN 10,860 to PLN 69,800 (7 developments, 32 items).

Below: where these prices come from, what spread you see in a few districts, how to buy a space and storage unit when the paperwork is in Polish, and whether a foreigner needs a permit. The full comparison by district is in a separate article: full table of parking space and storage unit prices by district.

Where the prices come from and what they do not show

A developer must publish on its website not only the price of the flat but also the price of ancillary rooms and rights needed to use the flat, if they are not included in the price, and any other charges. All amounts are given including VAT (art. 19a ust. 1 of the Developer Act, consolidated text Dz.U. 2026 poz. 880, as at October 2026). The data is sent once a day to the minister responsible for digitisation, who makes it available on the dane.gov.pl portal (art. 19b ust. 1 and 3).

We calculate the prices in our catalogue from this. Three caveats:

  • This is our catalogue, not the whole Warsaw market. The catalogue has 38 developments, and 22 of them have flats in developers’ files. Parking prices are given by 17 developments (867 items), storage prices by 7 (32 items).
  • We do not know whether a space is available. The status field for spaces and storage units is empty in the files.
  • One or two developments are not a district. Where we have data from only 1–2 developments in a district, the figure describes those developments, not the whole district. For Bemowo there is no data.

A few examples from the districts

DistrictDevelopments (number of spaces)Price range
WolaNU! (86), Stacja Wola (29), Srebrna 5 (10)PLN 25,000–130,000, median PLN 70,000
WłochyStilla (79), Aleja Krakowska 201 (19)PLN 17,800–53,000, median PLN 53,000
MokotówJaśminowy Mokotów (21)PLN 78,000 each

Own calculation based on dane.gov.pl data, as at 4 October 2026.

In NU!, Stilla and Jaśminowy Mokotów the developer labelled the item simply “miejsce postojowe” (parking space), without a type. The file therefore does not tell you whether it is an underground garage. Ask the developer’s sales office (biuro sprzedaży) or check the garage plan in the information prospectus (prospekt informacyjny). The type of space matters for the price: in Korkowa 146 an outdoor space was PLN 17,000 cheaper than an underground one, and in Stacja Wola PLN 20,000 cheaper.

An example for a family with two cars: two spaces in NU! come to at least PLN 140,000, in Stilla PLN 106,000. That amount raises the purchase budget, and the size of the loan too if you take one.

Storage unit: price and compulsory purchase

In the 7 developments in the catalogue, storage units cost from PLN 10,860 to PLN 69,800, with a median of PLN 27,350. The cheapest was in Galant Ząbkowska (median PLN 16,830), the most expensive in NU! (median PLN 53,650). The price depends mainly on area: for the 24 units with a known area (5 developments) the median is PLN 9,720 per m², in a range from PLN 5,807 to PLN 21,352 per m².

Sometimes the extra is not a choice. In the Konopacka development (Praga-Północ), for 9 of the 18 flats on sale the developer wrote in the remarks: “compulsory purchase of the associated storage unit with the flat”. The units cost from PLN 23,600 to PLN 68,000, median PLN 42,800, which is 3.2% to 12.8% of the flat price, median 6.0% (dane.gov.pl file of 3 October 2026). The flat price in the file does not include that storage unit. Ask about such terms before you sign the reservation agreement. How to work out the full price is explained in our text on the full price of a developer flat including extra payments.

What you are buying: an ancillary room or a share in a garage

The Act on the ownership of premises (consolidated text Dz.U. 2026 poz. 232, as at October 2026) lists a storage room and a garage among the rooms that may belong to a flat even if they do not adjoin it (art. 2 ust. 4). The area of these rooms is also taken into account when the share in the common property is determined (art. 3 ust. 3). In the draft contract, check the form in which the space is sold: as a unit, as a share in the garage, or as a right of use. This also decides whether a permit is needed, as explained below.

The foreigner’s situation: MSWiA permit, language of documents, notary

MSWiA permit. A foreigner buys a self-contained residential flat in Warsaw without a permit from the Minister of the Interior and Administration (MSWiA), whatever their nationality, because Warsaw is not in a border zone (art. 8 ust. 1 pkt 1 and ust. 3 of the Act on the acquisition of real estate by foreigners, consolidated text Dz.U. 2017 poz. 2278; regulation Dz.U. 2005 No. 188 poz. 1580; as at October 2026). A non-residential unit used as a garage, or a share in one, can also be acquired without a permit if this serves housing needs (art. 8 ust. 1 pkt 1a). According to MSWiA guidance, however, a permit is needed for a share in a separate property sold with the flat, for example an access road or part of an estate. An acquisition made contrary to the Act is invalid (art. 6 ust. 1). EEA and Swiss citizens and Polish citizens are not subject to this requirement.

Language of documents. The files on dane.gov.pl are in Polish, and the Developer Act does not oblige the developer to translate the price list, prospectus or contract: it says nothing about their language. The price of a space is easy to find with a few words: “miejsce postojowe” (parking space), “hala garażowa” (garage hall), “parking podziemny” (underground parking), “naziemne” (outdoor), “platforma parkingowa” (parking platform), “komórka lokatorska” (storage unit), “pomieszczenie przynależne” (ancillary room), “obowiązkowy zakup” (compulsory purchase).

Contract at the notary. A developer agreement takes the form of a notarial deed (art. 40 ust. 1 of the Developer Act), and notarial acts are carried out in Polish. At a party’s request the notary may also carry out the act in a foreign language: personally, if their knowledge of the language has been confirmed in the way required of a sworn translator, or with a sworn translator present (art. 2 § 3 of the Notaries Act, consolidated text Dz.U. 2026 poz. 614). Before signing, the deed is read out, and the notary must make sure you understand its content (art. 94 § 1). Make sure the deed states the number of the space and the storage unit and their price.

How to find the price in a developer’s file yourself

  1. Find the development’s file on dane.gov.pl. We list the datasets in the sources below the text, and on the page where our data comes from we describe how we read them.
  2. Look for the price in two columns. In our dataset 553 additional items (spaces, storage units, boxes, gardens) had a price in the product price column, and 581 in the price column for a part of the property or ancillary room.
  3. Check the item name. “Miejsce postojowe z boksem” (space with a box) is not the same as the space alone. For a double dependent space, ask how the cars are parked and whether one blocks the other.
  4. Save the date. Take a screenshot of the price list. If the price offered when the contract is concluded differs from the price on the developer’s price list, you may demand a contract at the price most favourable to you (art. 19a ust. 6 of the Developer Act).
  5. Ask whether the space is available. The file does not show this.

You can compare the prices of the flats themselves in these developments in the price index. If you are still matching a district to your budget, see how many square metres you can buy for PLN 800,000–1.2 million.

FAQ

How much does a parking space cost in a new building in Warsaw?

Across the 17 developments in our catalogue that publish parking prices in their dane.gov.pl files, a space cost from PLN 17,800 (a parking platform) to PLN 130,000 (867 items, as at 4 October 2026). Where the developer explicitly described the space as underground, prices ran from PLN 35,000 (Kowalskiego 37) to PLN 72,000 (one item in Galant Ząbkowska), and in the Srebrna 5 underground garage every space cost PLN 130,000.

How much does a storage unit (komórka lokatorska) cost from a developer in Warsaw?

In the 7 developments in our catalogue that publish storage prices, units cost from PLN 10,860 to PLN 69,800, with a median of PLN 27,350 (32 items, as at 4 October 2026). Where the area is known (24 units in 5 developments), the median was PLN 9,720 per m².

Does a foreigner need an MSWiA permit for a garage space?

As a rule, no. A foreigner may acquire a non-residential unit used as a garage, or a share in one, without a permit if the purchase serves their housing needs (art. 8 ust. 1 pkt 1a of the Act on the acquisition of real estate by foreigners, as at October 2026). According to MSWiA guidance, a permit is needed for a share in a separate property sold together with the flat, for example an access road. EEA and Swiss citizens are not affected.

Can a developer make you buy a storage unit with the flat?

In practice such terms do occur. In the Konopacka development, for 9 of the 18 flats on sale the developer entered in its file a compulsory purchase of a storage unit for PLN 23,600–68,000, which is 3.2–12.8% of the flat price (dane.gov.pl file of 3 October 2026). Ask about compulsory extras before you sign the reservation agreement.

Where in a developer price list do I find the price of a parking space?

Look for the terms “miejsce postojowe”, “hala garażowa”, “parking podziemny”, “naziemne” and “komórka lokatorska”. In dane.gov.pl files (as at October 2026) the space price sits either in the product price column or in the price column for a part of the property or ancillary room. Take a dated screenshot of the price list.
