Parking and Storage in a Warsaw New Build: How Much Extra and What to Check

EN Editor: Vladyslav Moroz Updated: 9 min read

You have picked a flat in a new development, you own a car, a pushchair and bicycles, and the developer’s price list shows only the price of the flat. An underground parking space and a storage unit (komórka lokatorska) are often sold separately, so you have to add them to your budget yourself. According to the files developers publish on dane.gov.pl (as at 4 October 2026), in 17 developments in our catalogue a parking space cost from PLN 17,800 to PLN 130,000, and a storage unit from PLN 10,860 to PLN 69,800. Below: how to turn those ranges into your own calculation, when the extra is not optional, and what to ask before you pay a reservation fee.

This is a short decision guide. Full tables of prices by district and type of space are in a separate article: parking and storage prices district by district.

Where the price of the extras comes from

A developer must show on its website not only the price of the flat but also the price of ancillary rooms and rights needed to use the flat, if these are not included in the price, and other monetary payments. All amounts are given including VAT (art. 19a ust. 1 of the Developer Act, consolidated text Dz.U. 2026 poz. 880; legal position as at October 2026). Once a day it sends this data to the minister responsible for digital affairs, who publishes it on dane.gov.pl (art. 19b ust. 1 and 3).

Three caveats about the figures from our catalogue:

  • This is a catalogue, not the whole Warsaw market: 38 residential developments, 22 of which have flats in developers’ files. Parking prices are given by 17 of them (867 items), storage prices by 7 (32 items).
  • The files date from 2–4 October 2026. Prices change, so we show no trends.
  • The status field for spaces and storage units is empty in the files, so it is not known whether a given item is still available.

How much to budget: ranges for your own calculation

Parking space, gross prices from the files (as at 4 October 2026):

Scroll the table sideways to see all columns.

Type of itemExample prices
parking platformPLN 17,800 (Aleja Krakowska 201); PLN 42,000–46,000 (Ikona Światowida 5); PLN 130,000 (Srebrna 5)
outdoor spacePLN 25,000 (Korkowa 146, Rzepichy, Stacja Wola); PLN 40,000–46,000 (Ikona Światowida 5)
underground spacefrom PLN 35,000 (Kowalskiego 37) to PLN 45,000 (Stacja Wola); PLN 72,000 (one item in Galant Ząbkowska); PLN 130,000 (Srebrna 5)

The districts for which we have data differ widely. In Wola, across three developments, the median was PLN 70,000, and in Włochy, across two developments, PLN 53,000. For Mokotów we only have data from Jaśminowy Mokotów: 21 spaces, each at PLN 78,000. With one or two developments, the figure describes those developments, not the whole district.

A storage unit cost from PLN 10,860 (Galant Ząbkowska) to PLN 69,800 (NU!). Most depends on the area: for the 24 units where it is given, the median was PLN 9,720 per m², with a range of PLN 5,807 to PLN 21,352 per m².

Worked example

A family with two cars at NU! pays at least PLN 140,000 for two spaces, at Stilla PLN 106,000. Add this to the flat price straight away, not after the reservation. The same goes for bicycles: you do not have to keep them in a storage unit, as some files list separate bicycle boxes (at Stilla 68 boxes with a median of PLN 25,200, at NU! 22 boxes with a median of PLN 40,000).

When the extra is not a choice

At Konopackiej (Praga-Północ), for 9 of the 18 flats on offer, the developer noted in the comments on the unit that buying the associated storage unit is compulsory. The units cost from PLN 23,600 to PLN 68,000, with a median of PLN 42,800. That is 3.2% to 12.8% of the flat price, median 6.0% (file on dane.gov.pl dated 3 October 2026). The flat price in the file does not include that storage unit.

Before you decide a flat is cheap, ask directly whether it can be bought without the storage unit and without the space. Ask before the reservation agreement, not before the developer agreement (umowa deweloperska). We explain how to work out the full purchase price in the article on what to add to the list price.

What exactly you are buying

Under the Act on Ownership of Premises, a storage unit and a garage are ancillary rooms of the flat, even when they do not adjoin it directly (art. 2 ust. 4; consolidated text Dz.U. 2026 poz. 232, legal position as at October 2026). The share in the common property is calculated from the area of the flat together with its ancillary rooms (art. 3 ust. 3).

The form of sale matters because it affects both VAT and any permit. A space can be sold as a separate garage unit, a share in such a unit, a right to exclusive use of a space in a common area, or a share in a separate property. Check in the draft agreement which of these applies to your space.

If you are a foreigner

For people living in Warsaw without Polish citizenship (legal position as at October 2026):

  • MSWiA permit. A foreigner of any nationality buys a self-contained residential flat without a permit (art. 8 ust. 1 pkt 1 of the Act on the Acquisition of Real Estate by Foreigners, consolidated text Dz.U. 2017 poz. 2278). Warsaw is not in the border zone where this exception does not apply (art. 8 ust. 3). A non-residential unit with a garage, or a share in one, can also be bought without a permit if the purchase relates to your housing needs (art. 8 ust. 1 pkt 1a).
  • Share in a separate property. According to MSWiA, such a share sold together with the flat requires a permit if the Act covers you (EEA and Swiss citizens do not need one, art. 8 ust. 2). Without a permit the acquisition is void (art. 6 ust. 1). The stamp duty for the permit is PLN 1,570, and PLN 98 for a promise of a permit (promesa) (Stamp Duty Act, consolidated text Dz.U. 2025 poz. 1154).
  • Polish terms in the price list. The key ones: miejsce postojowe (parking space, type not stated), hala garażowa or parking podziemny (garage), miejsce naziemne (outdoor space), platforma parkingowa (parking platform), miejsce zależne podwójne (two spaces one behind the other), komórka lokatorska (storage unit), boks rowerowy (bicycle box), pomieszczenie przynależne (ancillary room), obowiązkowy zakup (compulsory purchase). For a platform, ask whether it is mechanical and what height limits it has; for a miejsce zależne podwójne, whether one car blocks the other.
  • Taxes. Prices in developers’ files include VAT (art. 19a ust. 1 of the Developer Act).

A fuller account of permits and UKR status is in the article on whether a foreigner can buy a flat in Poland.

Questions to ask before you reserve

  1. Can the flat be bought without the storage unit and without a parking space?
  2. Is the space underground, outdoor, on a platform, or a miejsce zależne podwójne? Which number is it on the garage plan?
  3. Is the storage unit or space a separate unit, a share in a unit, a right of use or a share in a separate property?
  4. Is the item still available? The file does not show this.
  5. Is the price the same as on the developer’s website? If the price offered when the agreement is concluded differs from the website price, you can demand to conclude it at the price most favourable to you (art. 19a ust. 6).

Take a dated screenshot of the price list. You can compare prices of the same developments and flats in the price index of new flats in our catalogue, and we show how to read the file itself in how to find and read a developer file on dane.gov.pl. Whether a price cut in a list is real can be checked using how to check whether a developer discount is real.
