Are you renting a flat in Warsaw and thinking of buying in Ząbki, Marki or Raszyn because the square metre looks cheaper there? Before you compare prices, count what the listing does not show: losing the Karta Warszawiaka, a dearer ticket for your commute and a change of tax office. This article gathers those three things, with prices and conditions according to WTP and the municipalities, as at October 2026. For a comparison of flat prices themselves, see the separate article linked at the end.
What you lose: the Karta Warszawiaka
The Karta Warszawiaka (Warsaw resident card) goes to people registered in Warsaw for permanent residence (zameldowanie na pobyt stały), or living in Warsaw and filing their PIT with a Warsaw tax office. Residents of neighbouring municipalities who work in Warsaw are not eligible (WTP, as at 7.10.2026). If you hold the card today as a Warsaw tenant, you will lose it once you move beyond the city boundary, and with it the 30-day zone 1+2 ticket at PLN 98.
What you pay for a ticket after the move
The ZTM network is divided into zones 1 and 2. In zone 2 only zone 2 or zone 1+2 tickets are valid. If you commute to the centre, you buy a zone 1+2 ticket. Prices of named tickets for one adult (WTP, as at 7.10.2026):
Scroll the table sideways to see all columns.
| Where you live | Basis | 30 days, zones 1+2 | 90 days, zones 1+2 |
|---|---|---|---|
| Warsaw | Karta Warszawiaka | PLN 98 | PLN 250 |
| Ząbki | Bilet Metropolitalny with the “Jestem z Ząbek” card | PLN 120 | PLN 330 |
| Raszyn | Raszyn Metropolitan Ticket | PLN 120 | PLN 330 |
| Marki | standard ticket (Marki is not in Warszawa+) | PLN 180 | PLN 460 |
With four 90-day tickets a year (at current prices) that comes to: Warsaw with the card PLN 1,000, Ząbki and Raszyn PLN 1,320, Marki PLN 1,840. If two adults commute, multiply the difference by two.
Conditions in the municipalities:
- Ząbki. The holder of the physical “Jestem z Ząbek” resident card gets a 33% discount on the Bilet Metropolitalny for zones 1 and 2: PLN 120 instead of PLN 180 for 30 days, PLN 60 for a reduced-fare ticket.
- Raszyn. The Raszyn Metropolitan Ticket is available to residents of the municipality who filed their PIT for the previous year with the tax office in Pruszków (US w Pruszkowie) and named Raszyn as their place of residence. Their children up to 30 September of the year they turn 21, and students up to the age of 26, are also eligible. Only 30- and 90-day tickets are available, and they cannot be combined with other concessions. The municipality says the saving is “up to PLN 60 a month”.
- Marki. The Marki resident card requires you to live in Marki and file your PIT with the tax office in Wołomin. It is valid until 30 June of the following year, but its page lists no discounts on WTP tickets, and Marki is not on the list of Warszawa+ municipalities.
Why the tax office matters here
The office where you file your PIT decides whether you get a resident card and the cheaper ticket: in Raszyn that is Pruszków, in Marki Wołomin, in Warsaw a Warsaw office. Before you sign a contract for a flat, find out which office you will file with after the move, and check the current conditions with the municipality. The rules are set by the municipalities and may change.
Getting there: bus to the metro or train
The times below are timetable journey times, excluding the walk to the stop, the wait and the change. We give no frequencies, because they vary through the day; check yours for your departure time at wtp.waw.pl.
- Marki. ZTM lines 140, 340 and 738 run to Metro Trocka station (M2). Line 140 covers the whole route from Czarna Struga to Metro Trocka in 29 minutes (WTP timetable, as at 7.10.2026).
- Raszyn. Lines 706 and 711 (among others) leave from the Al. Krakowska P+R car park. According to the timetable on 7.10.2026, line 706 reaches the Pl. Szwedzki (Janki) stop in 12 minutes and line 711 reaches P+R Nadarzyn in 31 minutes. The walk from a particular street to the P+R depends on your address.
- Ząbki. The town has a Koleje Mazowieckie stop on the line from Warszawa Wileńska (towards Zielonka and Tłuszcz). We give no journey time to Warszawa Wileńska because it is not in the checked primary sources; open the current KM timetable for your departure time. On KM trains 30- and 90-day ZTM tickets are valid, but 20-, 75- and 90-minute tickets are not, except on the RL line.
For flats in Warsaw we have an estimated commute time from Warsaw developments to work. It calculates a model time to the metro station and the metro ride for the developments in our catalogue. Suburban towns and trains are not in it, so for Ząbki, Marki and Raszyn work it out by hand: walk to the stop + wait + ride + change + walk from the station to work.
If you are a foreigner: what to pay attention to
All the conditions above (the rules of WTP, the municipalities and the tax offices) are published in Polish. If you read the documents with a translator or browser translation, check three things against the original: the address where you will be registered or living, the tax office where you will file your PIT, and the resident card conditions in the very municipality where you are buying. Do not assume it works as it did in Warsaw: the Karta Warszawiaka and the resident cards of Ząbki, Raszyn and Marki follow different rules. If in doubt, ask the municipality or a tax adviser before you sign a contract.
Working out whether the move pays off: five steps
- Tickets for a year. Take the table above and multiply by the number of adults who commute.
- Resident card. Find out which card you would get at the new address, on what conditions, and whether it requires your PIT to go to a different office.
- Door-to-door journey. Time it on a working day at the hour you actually leave, not on a Sunday.
- School, nursery, doctor. For a family with children this may outweigh the difference in the price per metre. How this works for a Warsaw address is described in how to check the school district for an address; outside Warsaw, ask the municipality.
- Price of the flat. Only now set it against the costs above: the comparison of prices per m² in Warsaw and near Warsaw and prices of new flats near metro stations show what proximity to M1 and M2 costs.
FAQ
Will I keep the Karta Warszawiaka if I move to Ząbki, Marki or Raszyn?
No. As at October 2026 the card goes to people registered in Warsaw for permanent residence, or living in Warsaw and filing their PIT with a Warsaw tax office. WTP states expressly that residents of neighbouring municipalities who work in Warsaw are not eligible. With the card goes the 30-day zone 1+2 ticket at PLN 98.
How much is a monthly ticket if I live in Marki and work in Warsaw?
Marki is not on the list of municipalities in the Warszawa+ programme (Bilet Metropolitalny), so as at 7.10.2026 a named 30-day zone 1+2 ticket costs the standard PLN 180, and a 90-day ticket PLN 460. The Marki resident card page lists no discounts on WTP tickets. For comparison, in Ząbki and Raszyn the same ticket under the Bilet Metropolitalny costs PLN 120.
Where do I file my PIT if I move outside the city?
It depends on your home address, and it matters in practice: the tax office where you file your PIT conditions, among other things, the Raszyn Metropolitan Ticket (office in Pruszków) and the Marki resident card (office in Wołomin). Before you sign a contract, find out which office will be competent for you and check the conditions with the municipality.
Is a ZTM ticket valid on the train from Ząbki?
Yes, if it is a 24-hour, 3-day, weekend, 30-day or 90-day ticket. Under the rules of the joint ZTM-KM-WKD ticket (October 2026), 20-, 75- and 90-minute tickets are not valid on Koleje Mazowieckie trains, except on the RL line. How long does it take to get from Marki to the metro?
ZTM buses 140, 340 and 738 run from Marki to Metro Trocka station (line M2). Line 140 covers the whole route from Czarna Struga to Metro Trocka in 29 minutes according to the WTP timetable on 7.10.2026. Add the walk to the stop, the wait and the change. Check the current timetable at wtp.waw.pl.
