Parking space and storage room prices in Warsaw new builds: what developers’ price lists show

You have found a flat in a Warsaw new build, you have a car, and the price list shows only the price of the flat. How much more will an underground parking space cost? According to the files developers publish on dane.gov.pl (data as of 4 October 2026), a parking space in the 17 developments in our catalogue that list one cost from PLN 17,800 to PLN 130,000. In three Wola developments the median was PLN 70,000, in two Włochy developments PLN 53,000, and in the only Mokotów development with data each space cost PLN 78,000. A storage room (komórka lokatorska) cost from PLN 10,860 to PLN 69,800 (7 developments, 32 rooms).

Below you will find prices district by district, the difference between underground, outdoor and platform spaces, what a buyer from outside the EU should check, and how to find the price in a developer’s file yourself. The files are in Polish, so we give the Polish terms in brackets.

Where do these prices come from, and what do they not show?

A Polish developer must publish on its website not only the price of the flat, but also the price of ancillary rooms (pomieszczenia przynależne) and of rights needed to use the flat, if these are not included in the price, and any other payments. All amounts include VAT (Article 19a(1) of the Developer Act, consolidated text Journal of Laws (Dz.U.) 2026, item 880, law as of October 2026). Once a day the developer sends this data to the minister responsible for digital affairs, who publishes it on dane.gov.pl (Article 19b(1) and (3)).

We calculate the prices in our catalogue from these files. Before you read the tables:

  • This is our catalogue, not the whole Warsaw market. It has 38 developments, 22 of which have units in the developers’ files. Parking prices are given by 17 of them (867 spaces) and storage room prices by 7 (32 rooms).
  • Dates. The files are dated 2–4 October 2026. Prices change over time, so this guide does not show price changes.
  • Availability is unknown. The status field for spaces and storage rooms is empty in the files, so a file does not tell you whether a space is still free.
  • No data for Bemowo. The Premiera Bemowo file lists no extras at all. Neither do the files for Apartamenty Płużnicka, Konopacka and Rezydencja Liwska (storage rooms at Konopacka are covered below).
  • One or two developments are not a district. Where we have data from 1–2 developments in a district, the figure describes those developments, not the whole district.

Two notes on the table. At Viva Garden 14 some spaces are sold together with a storage box, so the upper figure of PLN 59,200 is for a space with a box. Osiedle Śpiewających Ptaków is an estate of houses, so its prices are hard to compare with a garage under a block of flats.

Wola, Mokotów or Włochy: how much to add for a space?

Wola. The spread is the widest in our catalogue. At NU!, 86 spaces cost from PLN 70,000 to PLN 79,722. At Stacja Wola, a space in the underground car park cost PLN 45,000 (23 spaces) and an outdoor one PLN 25,000 (6 spaces). At Srebrna 5, each of the 10 spaces cost PLN 130,000, including the space for a person with disabilities and two spaces with electric car charging. That is the highest price in our catalogue.

Mokotów. We only have data from Jaśminowy Mokotów: 21 spaces at PLN 78,000 each. We do not know what spaces cost in other Mokotów developments, and we do not apply this price to the whole district.

Włochy. At Stilla, each of the 79 spaces cost PLN 53,000. Aleja Krakowska 201 has 18 spaces on a parking platform at PLN 17,800 and one underground space at PLN 39,000.

A caution before you compare: in the NU!, Stilla and Jaśminowy Mokotów files the developer simply called the item “parking space” (miejsce postojowe), without a type. The file alone does not tell you whether it is in an underground garage. Ask the sales office, or check the garage plan in the information prospectus (prospekt informacyjny).

A worked example for a household with two cars: two spaces at NU! cost at least PLN 140,000, and at Stilla PLN 106,000. That amount comes on top of the price of the flat.

Underground, outdoor or platform: what do developers list?

Only some developers state the type of space. Where they do, prices looked like this (as of 4 October 2026):

In the same development, an outdoor space can be much cheaper than an underground one. At Korkowa 146 and Stacja Wola the difference was PLN 17,000 and PLN 20,000 respectively. With a parking platform, ask whether it is mechanical, what its dimensions and height limits are, and how it works day to day. With a tandem space, ask how the cars stand and whether one blocks the other.

Check the size of the space too. The former building regulations (Regulation of 12 April 2002 on technical conditions, consolidated text Dz.U. 2022, item 1225) required a parking bay of at least 2.5 m × 5 m, and 3.6 m × 5 m for a person with disabilities (§ 21(1)). That regulation applied until 19 September 2026. For 18 months from 20 September 2026, an investor who files a declaration may still apply those rules (Article 102a of the Construction Law, added by the Act of 31 July 2026, Dz.U. 2026, item 1161; in force since 2 September 2026). You will find the dimensions of a specific space on the garage plan.

How much does a storage room cost?

The price depends mainly on floor area. The area is given for 24 of the 32 rooms (5 developments: all except Ikona Światowida 5 and Srebrna 5). For those, the median was PLN 9,720 per m², with a range of PLN 5,807 to PLN 21,352 per m². For comparison, in an analysis by the portal RynekPierwotny.pl (942 developments across Poland, May 2026 data), the median storage room price was about PLN 5,000 per m², typically PLN 2,500–9,000 per m². Our data come from a different and much smaller set of developments, so the two figures cannot be compared directly.

Bicycles do not have to live in the storage room. Some files also list bike boxes: 68 at Stilla with a median of PLN 25,200, and 22 at NU! with a median of PLN 40,000 (as of 4 October 2026).

Compulsory storage room or space: how does it show in the price lists?

Sometimes an extra is not optional. At Konopacka (Praga-Północ), the developer added a note to 9 of the 18 flats on offer saying that the ancillary storage room must be bought with the flat. The rooms cost from PLN 23,600 to PLN 68,000, median PLN 42,800. That is 3.2% to 12.8% of the flat price, median 6.0% (dane.gov.pl file dated 3 October 2026). The flat price in the file does not include this room.

This is not rare. In the RynekPierwotny.pl analysis (942 developments across Poland, May 2026 data; the portal gives no separate figures for Warsaw), a storage room was compulsory in about 12% of developments (115), an underground garage space in about 14% (136) and an outdoor space in about 7% (70). The same portal gives a Poland-wide median of PLN 45,000 for an underground garage space (typically PLN 30,000–60,000) and PLN 28,000 for an outdoor space.

What exactly are you buying with a space or a storage room?

The Act on the Ownership of Units (consolidated text Dz.U. 2026, item 232, law as of October 2026) lists a storage room and a garage among ancillary rooms, “even if they are not directly adjacent” to the flat (Article 2(4)). The floor area of ancillary rooms counts towards your share in the common property (Article 3(3)).

The form of sale also affects VAT. In individual tax rulings, the tax authorities have held that:

  • a storage room sold as an ancillary room, in the same land and mortgage register (księga wieczysta) as the flat, is taxed at the same rate as the flat (IBPP2/4512-882/15/WN of 24 November 2015);
  • the right to exclusive use of a space in the common parts, sold together with a flat of up to 150 m², is a single supply taxed at the reduced rate of 8% (0114-KDIP1-1.4012.16.2017.2.KBR of 18 April 2017);
  • a share in a garage that is a separate unit with its own land and mortgage register is taxed at 23% (for example IPTPP4/443-501/14-4/JM of 8 October 2014).

Rulings bind only the taxpayers who asked for them, but they show what to ask. The rates come from the VAT Act (consolidated text Dz.U. 2026, item 1263, as of October 2026). Prices in developers’ files already include VAT.

Buying a space as a foreigner: permit, language, tax

No permit for a garage linked to your flat. A self-contained flat (samodzielny lokal mieszkalny) needs no permit from the Ministry of the Interior and Administration (MSWiA), whatever your citizenship. Neither does a non-residential garage unit (lokal użytkowy) or a share in one, if the purchase is linked to your own housing needs (Article 8(1)(1) and (1a) of the Act on the Acquisition of Real Estate by Foreigners, consolidated text Dz.U. 2017, item 2278, law as of October 2026). These exemptions do not apply in the border zone, and Warsaw is not in it (Article 8(3); Regulation in Dz.U. 2005 No. 188, item 1580). Your share in the land and common parts of the building needs no permit either.

Ask how the space is sold. According to the MSWiA FAQ, a share in a separate property sold together with the flat, such as an access road or part of a housing estate, does need a permit. This concerns buyers from outside the EEA and Switzerland who have not yet met the residence conditions of the Act (for example, 5 years since being granted a permanent residence permit or EU long-term resident status). The stamp duty for a permit is PLN 1,570, and the statutory time limit for a particularly complex case is up to 2 months (Article 35 § 3 of the Code of Administrative Procedure); according to the MSWiA FAQ, in practice it takes 2–4 months, sometimes longer. Without a required permit the purchase is invalid (Article 6(1)). So before you pay a reservation fee, ask the developer in writing whether the parking space is a garage unit in your building, a right to use part of the common property, or a share in a separate property.

The documents will be in Polish. The price file, the prospectus and the draft agreement are normally in Polish, and the Developer Act says nothing about their language. A contract with a consumer can be drawn up in a foreign language if you ask for it, know that language, are not a Polish citizen and were told in advance of your right to a Polish version (Article 8(1b) of the Polish Language Act, consolidated text Dz.U. 2026, item 81). The developer agreement is signed before a notary, and notarial deeds are drawn up in Polish. If you do not speak Polish and no translation is attached, the notary translates the deed or uses a sworn translator (Articles 2 § 3 and 87 § 1(1) of the Notaries Act, consolidated text Dz.U. 2026, item 614). Check that the space, its number and its price appear in the agreement, not only in the price list.

Tax does not depend on citizenship. The VAT rate on a space depends on how it is sold (see above), not on your passport.

How to check the price of a space in a developer’s file yourself

  1. Find the development’s file on dane.gov.pl. We list the datasets in the sources below this guide, and our page on where our data comes from explains how we read them.
  2. Look for the price in two columns. In our data set, 553 extras (spaces, storage rooms, boxes, gardens) had a price in the product price column (cena produktu), and 581 in the column for the price of a part of the property or an ancillary room (cena części nieruchomości / pomieszczenia przynależnego). Six developments, including Metro Art, Miasteczko Nova Sfera and Viva Garden 14, put parking prices there.
  3. Read the name of the item. “Parking space with a box” (miejsce postojowe z boksem) is not the same as a space alone.
  4. Note the date of the file. Take a dated screenshot of the price list on the developer’s website. If the price offered when you sign differs from the price on the developer’s website, you can demand the contract at the price most favourable to you (Article 19a(6) of the Developer Act).
  5. Ask about availability. The file does not say whether a space is still free.

How much is an underground parking space in a Warsaw new build?

In the 17 developments in our catalogue whose developers publish parking prices on dane.gov.pl, a space cost from PLN 17,800 (a parking platform) to PLN 130,000 (867 spaces, data as of 4 October 2026). Where the developer explicitly called the space underground, prices ran from PLN 35,000 (Kowalskiego 37) to PLN 72,000 (one space at Galant Ząbkowska), and every space in the Srebrna 5 garage cost PLN 130,000.

What does a parking space cost in Wola, Mokotów or Włochy?

In three Wola developments in our catalogue the median was PLN 70,000, with prices from PLN 25,000 (an outdoor space at Stacja Wola) to PLN 130,000 (Srebrna 5). In two Włochy developments the median was PLN 53,000. For Mokotów we have one development only: each of the 21 spaces at Jaśminowy Mokotów cost PLN 78,000. How much does a storage room (komórka lokatorska) cost in Warsaw?

Can a developer make me buy a storage room or parking space with the flat?

Such conditions do occur. At Konopacka, the developer marked 9 of the 18 flats on offer in its file with a compulsory storage room costing PLN 23,600–68,000, which is not included in the flat price (dane.gov.pl file dated 3 October 2026). Ask about compulsory extras before you sign a reservation agreement and get the answer in writing.

Do I need a permit to buy a parking space in Warsaw if I am not an EU citizen?

Usually not. A flat needs no permit, and neither does a non-residential garage unit or a share in one bought for your own housing needs (Article 8(1)(1) and (1a) of the Act on the Acquisition of Real Estate by Foreigners, law as of October 2026). Warsaw is outside the border zone where these exemptions do not apply. According to the Ministry of the Interior and Administration, a share in a separate property sold with the flat, such as an access road, does need a permit.

Where do I find the price of a parking space for a specific development?

On the developer’s website: if storage rooms, garages or rights needed to use the flat are not included in the flat price, the developer must list their prices there, VAT included (Article 19a(1)(2) of the Developer Act, law as of October 2026). The same data goes to dane.gov.pl. In some files the parking price sits in the column for the price of a part of the property or an ancillary room, not in the product price column.
