Door-to-door commute in Warsaw without a car: Ursus and Włochy by rail

The train is the short part. On the timetable valid until 24 October 2026, the SKM S1 takes 15 minutes from Warszawa Ursus to Warszawa Śródmieście and 12 minutes from Warszawa Włochy. Your real door-to-door commute is decided by two other things: how long you walk from the flat to the station, and the fact that in the morning the S1 leaves only every 30 minutes. If you live in Warsaw without a car and are looking at new-build flats in Ursus or Włochy, time the commute the way this guide shows before you reserve a specific flat. Metro line M2 to Ursus is only at the pre-design tender stage, so as of October 2026 the railway is what you plan around.

All journey times and departures below come from the S1 timetable (rozkład jazdy) on the Warsaw Public Transport website, wtp.waw.pl. That timetable is valid from 30 August to 24 October 2026; the next one runs from 25 October to 12 December 2026. Check the times again in the timetable that is current when you decide.

How long is the S1 from Ursus and Włochy to the centre?

If you work nearer Warszawa Zachodnia, it is 8 minutes from Ursus and 8 minutes back.

These are station-to-station times. They leave out the walk to the platform, the wait, and the walk from the destination station to your office, and those three usually stretch a commute the most.

How often does the S1 run in the morning, and why does that matter?

On the timetable for an ordinary Tuesday, 13 October 2026, S1 trains leave Warszawa Ursus towards the centre at 4:30, 5:07, 5:30, 6:07, 6:37, 7:07, 7:37, 8:07, 8:37, 9:07 and 9:37. In the morning peak that is a fixed rhythm: every 30 minutes, at :07 and :37 past the hour (timetable valid until 24 October 2026).

What this means when you choose a flat:

  • The 30-minute gap outweighs the 15-minute ride. Miss an S1 by a minute and the next S1 is half an hour away. Count that as part of the commute, just like the journey time. Whether a Koleje Mazowieckie (KM) train fills the gap is something to check separately in the KM timetable for your station.
  • Your morning follows the timetable. Start work at 8:30? Find the train that gets you in on time, then subtract the walk to the station. That is the time you leave home.
  • Trains ending at Wawer still cross the centre. Since 12 April 2026 some S1 trains terminate at Warszawa Wawer instead of running on to Otwock. In the morning timetable from Ursus these are the :07 departures. Every one of them still gets you to Śródmieście.

Check the return timetable and the late-evening trains as well. If you sometimes come home after 22:00, that is part of the door-to-door commute too.

How do you time a door-to-door commute from a new flat in Ursus or Włochy?

A rail commute is the sum of five parts:

  1. The walk to the station. Walk it yourself, ideally on a weekday morning, rather than judging a straight line on the map. For a development still under construction, find out where the exit from the estate will be, because that decides which street you take.
  2. Platform margin. If you leave for a specific train, a few minutes is enough. If you leave “whenever”, count half the interval on average and the whole interval at worst: 30 minutes in the morning if you only use the S1.
  3. The train. From the table above.
  4. The change, if there is one. Going on from Warszawa Śródmieście or Warszawa Zachodnia by metro, tram or bus? Add the walk to the stop and the wait.
  5. The walk to the office door. Also best tested in practice.

Example (the walking times are assumptions for illustration only): 12 minutes on foot from the flat to Warszawa Ursus, 2 minutes’ margin, 15 minutes to Śródmieście, 8 minutes on foot to the office. That is 37 minutes when you leave for a specific train. The same morning with a one-minute miss at the platform is about 67 minutes if you wait for the next S1, 30 minutes later.

Hence the practical rule: when you compare two developments, look first at how far each one is from the station. A few minutes’ difference on foot, every day and in both directions, outweighs the 2-minute difference in train time between Warszawa Ursus and Warszawa Ursus Niedźwiadek.

That model leaves out SKM and KM trains, so for Ursus and Włochy it shows a “bus or tram to the metro” option. Work out the rail option with the five steps above and compare the two results.

Which ticket is valid on the train?

Warsaw has a Common Ticket ZTM-KM-WKD (Wspólny Bilet ZTM-KM-WKD). Under the rules published on wtp.waw.pl (as of October 2026):

  • on Koleje Mazowieckie (KM) and Warszawska Kolej Dojazdowa (WKD) trains, ZTM 24-hour, 3-day and weekend tickets (group ones included), 30-day and 90-day tickets, senior tickets and tickets for children from families with three children are valid;
  • ZTM time-limited tickets (20, 75 and 90 minutes) are not valid on KM and WKD trains. The exception is the KM line Płudy – Lotnisko Chopina;
  • the boundary between fare zones I and II on the Pruszków line is Warszawa Ursus Niedźwiadek station.

For a daily commute, a ZTM 30- or 90-day ticket is the practical choice: it is valid on KM and WKD trains too, so you do not have to check whose train has pulled in. If you travel on time-limited tickets, check the departure board or the timetable before boarding to see whether it is an SKM or a KM train.

Ursus Północny and the WKD: other stations nearby

Warszawa Ursus Północny. This station is not on the S1 route (as of October 2026). A flat near Ursus Północny therefore does not come with the S1 times from the table. Check in the timetable which trains stop there, how often, and which ticket is valid on them.

WKD. The Warszawska Kolej Dojazdowa timetable is valid from 31 August to 31 December 2026. Between Opacz and the centre are, among others, the stations Warszawa Salomea, Warszawa Raków and Warszawa Aleje Jerozolimskie. The whole section Śródmieście WKD – Opacz is in fare zone I. If a development in Włochy is closer to one of these stations than to Warszawa Włochy, time both options the same way.

Buying as a foreigner: what changes for your commute?

Test the route while you still rent. If you rent elsewhere in Warsaw now, do one trial run on a weekday morning before you sign a reservation agreement (umowa rezerwacyjna): from the street where the estate exit will be, to the platform, to your office. It costs a ticket and an hour. The reservation fee itself can be at most 1% of the price stated in the developer’s information prospectus (Article 32(2) of the Developer Act, consolidated text: Journal of Laws 2026, item 880; law as of October 2026).

You will keep renting while it is built, and the timetable will move on. According to Statistics Poland (GUS), multi-family residential buildings took on average 24.8 months to build in 2025 (“Efekty działalności budowlanej w 2025 r.”, published 30 June 2026). If you buy off-plan, the timetable you check today will have been replaced by the time you get the keys, and the Warszawa Wschodnia rebuild, planned from December 2026 to the end of 2029, may well be under way (see below). Judge the line by its structure (journey times, interval, the walk) rather than by one departure you like.

Learn the exact Polish station names. Warszawa Ursus, Warszawa Ursus Niedźwiadek and Warszawa Ursus Północny are three different stations, and only the first two are on the S1. Search for the name exactly as written, diacritics included, when you look up a timetable.

The flat itself needs no permit. Under the Act on the Acquisition of Real Estate by Foreigners (consolidated text: Journal of Laws 2017, item 2278; law as of October 2026), a foreigner of any citizenship can buy a self-contained flat without a permit from the Ministry of the Interior and Administration (MSWiA), and also a garage space if it serves the buyer’s housing needs (Article 8(1)(1) and (1a)). These exemptions do not apply in the border zone (Article 8(3)), and Warsaw is not in it (Regulation of the Minister of the Interior of 29 August 2005, Journal of Laws No 188, item 1580). EEA and Swiss citizens need no permit at all (Article 8(2)). According to the MSWiA FAQ, a share in a separate property sold together with the flat, such as an access road, does require a permit for a buyer covered by the Act, so ask about it before you sign.

What will change in the next few years?

Metro line M2 to Ursus. On 28 April 2026 Metro Warszawskie announced a tender for the pre-design work on extending M2 to Ursus. According to Metro, that is about 4 km and 3 stations: Ursus Północny, Posag 7 Panien and Ursus-Niedźwiadek. The route is not final (the starting point is option no. 4 from the 2023 study). The pre-design work alone is planned to take 18 months from signing the contract. Metro gives no date for construction or opening.

For you this means one thing: buy in Ursus only if the rail commute works for you. If a metro station near home is a must, compare new-build prices near working M1 and M2 stations.

Bemowo. Test trains have been running on the Bemowo section of M2 since 14 September 2026. In its announcement of 16 September 2026, Metro said the opening was “a few months” away, with no specific date. Once it opens, according to Metro Warszawskie, the network will have 46 km and 42 stations.

Warszawa Wschodnia. On 12 June 2026 PKP PLK signed a contract worth almost PLN 3 billion to rebuild Warszawa Wschodnia and Warszawa Stadion stations. Work is planned from December 2026 to the end of 2029. While platforms 5–7 are rebuilt, suburban trains are to be diverted via Warszawa Stadion, then through Powiśle and Śródmieście. That is on the other side of the centre, but changes to traffic can change timetables. So check journey times in the timetable that is current on the day you decide, not in an old screenshot.

What else to check around the station

Your commute is one of several things that depend on the address rather than the flat:

  • Airport noise. Chopin Airport is in Włochy. Before you settle on an address, read how to check airport noise for an address in Włochy.
  • Local zoning plans. According to city data as of 1 September 2026, local zoning plans in force (plany miejscowe), together with areas where no plan is needed, cover 54.73% of Ursus and 38.08% of Włochy. Elsewhere it is harder to predict what will be built next to the station and the estate.
  • School. If you have children or plan to, check which catchment school a new address falls under before you choose the development.

How long does the train take from Ursus to Warsaw city centre?

On the SKM S1 timetable valid from 30 August to 24 October 2026, the train takes 15 minutes from Warszawa Ursus to Warszawa Śródmieście, 17 minutes from Warszawa Ursus Niedźwiadek and 12 minutes from Warszawa Włochy. Back from Śródmieście it is 16, 18 and 12 minutes. The walk to the station, the wait and the walk to your office come on top.

How often does the S1 leave Ursus in the morning rush hour?

Every 30 minutes. On the timetable for Tuesday 13 October 2026 (timetable valid until 24 October 2026), S1 trains leave Warszawa Ursus towards the centre at :07 and :37 past the hour from 6:07 to 9:37. Miss one and the next S1 is half an hour away. To see whether a Koleje Mazowieckie (KM) train fills the gap, check the KM timetable for your station.

Which ZTM tickets can I use on Koleje Mazowieckie and WKD trains?

Under the Common Ticket ZTM-KM-WKD rules (as of October 2026), ZTM 24-hour, 3-day, weekend, 30-day and 90-day tickets are valid on Koleje Mazowieckie and WKD trains. The 20-, 75- and 90-minute ZTM tickets are not, except on the KM line Płudy – Lotnisko Chopina. For a daily commute, a 30- or 90-day ticket is the simplest choice.

Is there a metro to Ursus?

Not yet, and there is no opening date. Can I live in Ursus or Włochy without a car?

That depends mostly on the walk from your building to the station. The S1 itself takes 12–17 minutes to Warszawa Śródmieście (timetable valid until 24 October 2026), but in the morning it runs every 30 minutes. Walk the route from the estate exit to the platform on a weekday morning before you reserve a flat, and add the wait and the walk to your office.
